Lights Camera Action on the Beach
If it's Tuesday night you'll find cool movie action on the beach. Bring your beach chair and blanket to 30^th Street Beach at dusk (around 8:58 pm). "Despicable Me 3" showing on July 17^th. Tons of fun for the kids.

Stone Harbor Arts & Crafts Festival
Don't miss over 200 artisans, live music, children's activities at this nationally ranked event. Shoppers can take advantage of load in/out assistance. Admission is free and Complimentary Shuttles are available. The kickoff is Saturday, August 4^th at 9 am - 5 pm and Sunday, August 5^th from 9 am to 4 pm.

Council on Affordable Housing Public Hearing
The Avalon Borough Council announces their settlement with the COHA. A public hearing is scheduled for July 25^th, 4 pm at Borough Hall. For complete details, read the article in the Cape May County Herald.

Market Trend Update for June
The "summer sizzle" is here. Thoughts of owning a beach home build momentum with each hot day! The July 4^th week sets the stage for a great summer selling season.

Vacationers are arriving each week, eagerly awaiting their long-awaited vacation; many hoping to find their own island home to enjoy for years to come. June continued the positive trend in sales, with a 15% increase in units placed under contract. Avalon saw an increase of 31.5% while Stone Harbor fell behind by 25%. The Ferguson Dechert sales team saw a 40% increase in homes placed under agreement for the month. Overall, the second quarter produced a terrific positive turnaround compared to the lackluster first quarter performance.

Inventory levels affected the sales breakdown by category. Of the 145 single family homes for sale on Seven Mile Island, 58% are listed for over $3 million. The lack of inventory in the $1.0-$1.9 million range had single home sales off by 38% from June 2018 to June 2017. The market saw an influx of townhomes in June, resulting in an increase of 300% in units placed under agreement. Frustrated buyers looking for single homes are finding their way to the townhome market. Condominium unit sales were up 50% for the same reason.

In the upper end of the market there were four high end sales in June between $3.0-$4.9 million - two ocean front homes, two bay front homes and one beach block - four homes in Avalon and one oceanfront home in Stone Harbor. Last year, (2017) there were no sales over $2.9 million in June. The fluctuation in mortgage interest rates has not deterred today's buyers; the threat of future rate increases motivates today's serious buyer to move forward. While the greatest percentages of our buyers are end users, the condo/townhome buyer is clearly interested in strong rental income. Regardless of property interest or price range these buyers are looking for turnkey homes; taking on renovation and improvement projects is not in their plans.

This is the premier selling season! Now is the time to have your home ready to go if you are selling. If you are buying, it's best to make a move now as tomorrow will be less favorable. Inventory is dear, values are growing, and rates are forecasted to go up no later than the fourth quarter if not by the end of September. Do not delay! Today you have the strongest buying power you will have for the rest of this year. Call me if I can help in any way.
