Bringing You a New Newsletter

For the New Year!

My 20 year real estate career has been simply amazing from a technology perspective and the advancements we have made!  When I started in real estate, we carried around those giant MLS books to look the houses up in -- now we are all online!  The pace is fast and there is always something new to add to my client services!  Hence, I am upgrading my newsletters later this month to the Home Actions platform!  On December 20th you will receive a new newsletter with a new look - it will still have my blog articles reproduced so you can read them in a larger font, but there will be even more interesting information for you to check out!
If you are receiving this newsletter, you are on the list I provided to Home Actions to create my new database.   H OWEVER, Home Actions has an exclusivity requirement -- if another agent has already claimed you as their contact, my newsletters will no longer reach you.  All of you who have been "claimed" by another agent received an email from me already
-- so if you didn't get one, no worries!  If you did, if you want to continue receiving these newsletters from me, the next time you receive a Home Actions newsletter from the other agent, all you need to do is unsubscribe  from their newsletter and you will then be added to my list!  If you have any questions, please reach out to me!
I hope you have a joyous holiday season and a very happy new year!

GIVING THANKS

This time of year we all take the time to give thanks for all of the wonderful things in our lives.  I have much to be thankful for.  The obvious chart toppers are good health, wonderful family and friends, and a warm home to come home to each day (which I particularly appreciate on these chilly November days!)  My gratitude extends much further, however, to all ....

IT's MORE COMPLICATED THAN IT LOOKS

We were approached by someone who is interested in buying our home. The buyer has provided us with an unsigned sales agreement as their offer. They are offering 1.5% of the purchase price as their hand money and have not included proof of funds (it is a cash offer).  Are we wasting our time with these buyers?
The very short answer is yes! For starters, to be a valid offer, it must be in writing and signed. Without a signed writing, you have absolutely nothing to bind the buyer should you decide to proceed. What you received is not an offer at all and you should not give it serious consideration until...
