It is encouraging to see any commercial real estate activity when the negative impact of the COVID-19 pandemic on this sector has been so significant. Most existing businesses have experienced loss of traffic and sales as the fear caused by the pandemic looms. Hurst businesses are doing a commendable job of operating within the “new normal” and offering their goods and services in a safe manner. At times it has been confusing for retailers with the ever-changing executive orders, new guidelines and protocols. The HEB area and Hurst businesses have been fortunate as all but a few have now reopened and are working within their allowed occupancy limits.
It’s been great to see new business openings have continued thru this last quarter as 23 have opened in Hurst’s 10 square mile city limits. New business openings or expansions this quarter were highlighted by the openings of large retailers like Hobby Lobby, Tuesday Morning and Shoe Carnival. Having Hobby Lobby and Tuesday Morning open next to each other makes for a dynamic draw as they have recently done in Hurst, and brings an unlimited selection of home decorating items, furniture, arts and crafts and more. The new Shoe Carnival opened this month across the street at the neighboring Shops at North East Mall and offers a wide array of brand name footwear for men, women and kids. Restaurants employ the most people of any retail group. Even though they are operating by executive order at less than 100%, it has been great to experience four new restaurant openings in Hurst this quarter, and welcome their new employees to the daytime population. Egg Haven Café recently opened serving American cuisine breakfast and lunch. Art Food is a new restaurant serving Mexican and American food while the new Pho One restaurant has a wide variety of Vietnamese cuisine offerings. Babylon Coffee Roasters recently opened their new coffee shop serving coffee, teas and pastries on Grapevine Hwy.
Hurst visitors will enjoy the opening of the new Candlewood Suites this month. This extended stay hotel group will offer 84 hotel suites with fully equipped kitchens, free laundry, free wi-fi, gym, outdoor pool and gazebo grill. We typically begin these articles by referencing economic data from entities such as the Federal Reserve or the Real Estate Center at Texas A&M, providing a basis of comparison of our local economy to the Fort Worth/Dallas and Texas economies. Such comparisons, while facing an historic pandemic, kind of loses its’ interest and value when there are so many businesses struggling to keep employees on payrolls and stay in business. So, our simple message in this article is we care, we support our local businesses, and we will continue to do whatever we can for them. The number of new site plans for commercial development is off the pace of the last 5 years, a result of not only their being less land for new development, but obviously the impact of the Covid-19. Certificates of Occupancy were issued to 16 new businesses during the first 6 months of the year. A review of the list would show that many of the certificates of occupancy were issued to entrepreneurs, as well as small and regional businesses in different sectors. Some of those businesses include McCormick Law Firm, L&D Distributing, Prosperity Bank, Carmel Carwash, Baylor Scott and White Primary Care, Real Texas Café, and BBQ & Burgers.
Glade Parks continues to add new retailers and restaurants. Anchored by Belk Department Store and the 132-room ALOFT Hotel, other retailers include Dick’s Sporting Goods, Boot Barn, and DSW Shoe Warehouse. New openings have included Torchy’s Taco and First Watch Café. Across the street, the 85-room La Quinta Del Sol and 173-room dual branded Home2Suites/TRU are open. An 95-room Comfort Inn and Suites in under construction on Airport Freeway.
In our industrially zoned areas, 2 businesses involved in manufacturing and distribution and warehousing have occupied their new buildings.
Our residential development activity was very modest in the 2nd quarter, with a total of 15 permits issued. We have 4 active subdivisions with approximately 210 lots. 44 single-family permits have been issued to date, compared to 65 in 2019.

The City of Bedford is pleased to be working with Cross City Church, owners of a large parcel on the city’s southeastern border. Cross City Church has recently made it known to city officials that they intend to sell their approximate 20 acre property, situated on the northwest corner of Hwy 183 (Airport Freeway) and Industrial Blvd (FM157) in Bedford.
This property is located on a high traffic major corridor with excellent freeway visibility. Traffic counts along this parcel’s eastern border, Industrial Blvd (FM157), average 31,000 vehicles per day, and traffic counts along nearby Hwy 183 (Airport Freeway) come in over 200,000 vehicles per day. Within a 10 minute drive-time, this property has a residential concentration of nearly 75,000 households, a population of over 175,000 and annual household incomes averaging over $90,000, making this an ideal site for new retail development and services.
Bedford is also pleased to announce that planning is underway for a new Chick-fil-A restaurant going in at another prominent Bedford highway intersection. Site plans are coming together to develop the restaurant at the northeast corner of Hwy 183 (Airport Freeway) and Central Drive. This location, 1850 Central Drive, is one of the last remaining highway corner sites formerly impacted by the NTE highway expansion project and has remained undeveloped since the highway widening project ran its course through Bedford several years ago.
The Chick-fil-A site has several challenges to overcome; however, the City of Bedford and Chick-fil-A representatives have been diligently working together to resolve issues as they are presented. Infrastructure concerns such as streets surrounding the site to be abandoned and/or reconfigured; a building currently on site to be razed; and a variety of utilities to be moved, are all examples of items to be resolved before construction can begin.
Despite these challenges, the City of Bedford considers these projects to be excellent examples of city government partnering with private sector developers to reach common business goals that benefit the both the city and the citizens.

The Hurst Euless Bedford Economic Development Foundation is a partnership of the cities of Hurst, Euless, Bedford, the HEB Chamber of Commerce, and the HEB Independent School District. The Foundation markets the three cities primarily though trade shows, professional associations and meetings with commercial real estate developers. A primary focus of this foundation is retaining area businesses which, outside of supportive partners, is a primary source of funding.
