"Bringing people and dreams together one home at a time."

"Susie is the best!  We just completed our 2nd home purchase with Susie and it has been a very professional and smooth experience both times.  Susie makes you feel as if you are her only client.  We would highly recommend Susie to anyone looking at buying or selling real estate."

~Frank and Nancy Alderton

Energy efficiency is becoming more and more important in real estate.  Some cities are beginning to adopt Home Energy Score policies, which means sellers are required to obtain and disclose a Home Energy Report to buyers.  These reports estimate energy-related use, associated costs and cost effective solutions to improve the home's efficiency.  To find out how much energy your home is using, you can get a home energy audit.  Any upgrades following an energy audit can save you money, improve the comfort of your home, and when ready to sell, can help your home stand out from the rest.

Sincerely,

Susie and Nichola

Home Energy Scores Impact Real Estate Markets Across U.S.

We're all familiar with measures that assess the desirability of a home, but now there's a new rating gaining traction - the Home Energy Score.

Similar to miles-per-gallon ratings for cars, a Home Energy Score predicts how much energy it takes to run a home and rates it against the average score for homes across the nation.  The score - given by a certified home assessor who evaluates a home's performance by looking at features such as ductwork, heating and cooling systems, and insulation - provides prospective buyers with clear, useful information on a home's energy profile and energy costs.

As this score continues to take hold, you can expect these shifts in behavior in the real estate market:

Buyers will be more attuned to home energy use.  People will compare the efficiency of similar homes before purchase, much like how we compare the efficiency of cars and appliances today.

Sellers will incorporate upgrades to boost a home's price. It may become more common for Realtors to recommend energy upgrades to better position a home for sale.  From smart thermostats to insulation and highly efficient water heaters.

Appraisers will factor in home energy upgrades when determining home value.  Appraisers will value energy upgrades the same way they value a kitchen remodel.  This means sellers will get more return on their investments with home-energy improvements, even if those upgrades were made several years ago.

Cities such as Portland, Oregon, have already adopted a Home Energy Score policy.  As more states and communities sign on, expect to see accelerated market transformation throughout the country.

Beat the heat, reduce costs with aluminum-foil radiant barriers

A hot attic can increase your electric bill.  Most people don't realize how hot their attics get in the afternoon sun, up to 150 degrees.  It comes through the insulation to make the ceiling hot and your entire house warmer.  This is called radiant heat.
As the underside of the roof gets hotter in the sun, it gives off more radiant heat that can easily pass through the attic floor insulation.

The best methods to reduce radiant heat are to install an aluminum-foil radiant barrier under the roof rafters and increase attic ventilation.  The foil blocks it from the underside and the ventilation allows the hot air to escape.

Radiant-barrier foil is available at most home centers or online.  It comes in long rolls, often 4 feet wide.  It is best to staple it up under the attic rafters to block the heat before it gets into the attic area.  It is an easy DIY project.  Just use a hand stapler and tack it up every several feet.

The least expensive type of attic foil is laminated to brown kraft paper for strength. If you use this kind, be sure to put the shiny side down.  For slightly more cost, double-sided foil reinforced with mesh is easier to handle.

The best type of attic ventilation to install is a continuous ridge vent.  Also install inlet vents under the roof soffits to bring in cool outdoor air over the attic floor insulation.  For a DIYer, it may be easier to install a row of round roof vents.
