The Seven Oaks Resident Council needs your support to oppose the rezoning of land next to Sam's Club to build apartments. Land for multi-family use is already designated in Seven Oaks. There is no benefit to remove commercial entitlements from Seven Oaks when they're in such need.

REFINANCING BONDS: WHAT YOU NEED TO KNOW...


“In order to take advantage of historically low interest rates, the Seven Oaks CDD Board of Supervisors recently refinanced the bonds associated with the land south of the power line easement. The original bonds, which were issued in 2001, were issued to partially fund the construction of infrastructure for the original Seven Oaks CDD I. Those bonds were refinanced for the first time in 2011 and have now successfully been refinanced twice. Similar to refinancing a mortgage, CDD bonds typically can be refinanced (technical term is refunding) as long as the bond documents allow for it. The 2001 Bonds were eligible to be refunded 10 years after the original issuance. The original 2001 Bonds were issued at a coupon rate of 6.90% and the 2011 Refunding Bonds were issued at a rate of 5.208% for the residential units. That refunding resulted in a 18.8% net annual assessment savings for the residential units. Subsequently, the 2011 Refunding Bonds were also eligible to be refinanced starting in 2021. The 2021 Refunding Bonds were issued at a coupon rate of 2.3674% for the residential units, which resulted in a net annual assessment savings of 18.35% for the residential units. The maturity date of the original 2001 Bonds was not extended with either the 2011 refinancing or the most current refinancing on April 16th. The 2021 Refunding Bonds are scheduled to mature on May 1, 2033.


The 2021 Refunding Bonds are assessed to the following residential neighborhoods: Coventry, Springwood, Amberside, Brookforest, Pinecrest and The Laurels. The neighborhoods north of the power line easement are encumbered by the CDD’s 2016 Refunding Bonds and are eligible to be refinanced in 2026.”

Parking at the Clubhouse

For the safety of residents, the clubhouse parking lot, common areas, and playgrounds are closed at 10:00pm every night and re-open at 4:30am, unless otherwise posted. During this time, only authorized person/personnel are permitted to be in these areas. All common areas that are not lit by overhead lighting close at dusk.


Any resident using the fitness center outside of the main clubhouse operational hours, but during fitness center operational hours, is considered an authorized person. An authorized person is permitted to use the the parking lot and fitness facility as intended for use after normal hours of operation. Fitness center hours:

Monday - Thursday 24 hours

Friday and Saturday 4:30am-10pm

Sunday 4:30am-9pm.


We are happy to issue Parking Passes to resident guest who need temporary parking (as space allows) for up to two days. In order to park over night, individuals must obtain a parking pass from the Clubhouse Managers. If you have questions regarding this policy you can contact the Club at 813-907-7987.


Clubhouse Access:

Clubhouse & Amenity Rentals:

Mobile Access Passes now available. If you are interested in turning in your access card to the Management Team, we will issue you a Mobile Pass. For the security of residents and staff, we ask that you refrain from holding doors open at the clubhouse for other guests.


Homeowners get two complimentary Clubhouses access passes, each additional pass is $25.


Clubhouse access passes for renter's are $25/ea. Cards are only issued to person's listed on the lease.


Resident's of Colonial Grand Apartments, Windsor Club Apartments, and other home renter's where home owners choose not to relinquish their amenity rights, can also purchase an annual Tenant User pass for $338.25. (Pricing subject to change every fiscal year). This purchase includes two access passes for person's listed on the lease. Additional cards may be issued for $25/ea.


All replacement Clubhouse passes are $25.


Please keep in mind that all other rules apply to access passes.


Guest Passes:

Out of town guests residing in your home, may be issued a guest pass. To receive a guest pass, you must provide your resident access card, or mobile pass, along with your guest’s photo ID. Please understand that guests are not permitted to bring additional guests.



Copy and Fax Services:

Copies: Black & White $.15 per sheet (max 10 sheets). Color $.40 per sheet (max 10 sheets) Fax: Long Distance $2.25 1st sheet, $1 each additional sheet (max. 10 sheets). Local $1.75 1st sheet and $1 each additional sheet (max 10 sheets). Plus Tax to the Above.


Gathering Room Rentals

Thinking of hosting a party? Consider reserving the Clubhouse’s Gathering Room. We offer morning, afternoon, and evening rentals. Rates for Residents are as follows and include the Theater:

(3) Hours at $120 and $30/ea. additional hour. Maximum capacity is 60 people.


Theater Only Rental

Rates for Residents are $60 for 3 hours. Maximum capacity is 30 people. (The theater is free to residents and up to 5 guests as space allows).


There are no rentals between 4pm and 5pm.


Cabana Rental

Cabanas can be rented

Monday – Friday

10am-1pm, 1pm-4pm or 4pm-7pm.


Saturday & Sunday Rental

10am-1pm or 4pm to 7pm.


Resident Cost $85 for the three hour time slot per Cabana.(Times are subject to change depending on sunset).



Field Rentals:

A portion of the soccer field is available for rentals. The Resident rental rate for a portion of the field is $35 an hour.


For All Rentals:


Any vendors that perform a service, must carry valid liability insurance and provide management with a copy of their insurance. Specific requirements apply to the Certificate of Insurance which is noted on the rental agreement.


Field rentals apply to residents only.

Non-Residents cannot rent the field.


Tennis Court Reservation Policy

The Café has tennis balls available for purchase at the cost of $3.50 plus tax per three pack.

The Tennis Ball Machine is now available to rent for $5.00. Please contact 813-907-7987 ext. 1 for reservations.

Tennis Court Reservation Policy

Court reservations may be made up to 3 days in advance through appointmentplus.com. Residents reserving a tennis court must be a player on the court at the reserved time. If you have to cancel your reservation please be courteous and cancel 24 hours in advance through your online account. Click the link below to create an online account or book a court.


Basketball Reservation Policy

Reservations can be made up to 3 days in advance through your online reservation account.


If your child has a youth card they will not be able to make online reservations, however, they can come to the café and if a reservation time slot is available staff can make the reservation for them. An adult member can make the reservation for the youth under their name as well. Youths must bring a valid access card or mobile pass with them to the club to use the court.

WHAT TO DO ABOUT GATORS

Alligator Removal Process

If there is an aggressive alligator, 4ft in length or longer residents can contact FWC to report it. The Nuisance Alligator Hotline number is 866-392-4286, or you can visit their website. When you report the nuisance alligator to the FWC, they will give you a reference number in which you/the resident would need to call the Seven Oaks Clubhouse Manager, Theresa Flores at 813-907-7987 ext.4 or email clubhousemanager@sevenoakscdd.com to give her the referenced number. The manager will then call FWC, give them the reference number, and allow them on property to remove the Gator. In the interest of full disclosure, they are euthanized and the trapper(s) keep the meat and hides. The CDD nor Rizzetta initiate the removal of the alligators. These removals are based off of residents calling the FWC.
