We're happy to announce we can accept and review residential building plans emailed as PDFs! While we're starting with single-family and duplex projects for now, we hope to also handle fire, commercial, and multifamily permits by email shortly.
Yet new procedures, technology and a larger staff are helping us deliver faster, better customer service amid the building rush. Average reviews for five out of eight types of plans commonly submitted to the city are hitting targets, and the other three -- fire logs, zoning permits, and zoning code interpretations/use determinations -- are no more than a week behind schedule on average.
Both building and zoning construction inspections can now be scheduled online. Read inspection comments, check permit and inspection status, and leave notes and contact phone numbers for your inspector.
We worked with Xcel to simplify meter release requests
You can now have your meter release request automatically sent to Xcel following your inspection -- just make sure to specifically schedule a "meter release inspection" online. This cannot be scheduled through the automated phone system yet.
Proposed zoning code amendment to create height incentive and design overlays
City Council President Albus Brooks has initiated a height incentive overlay and a design overlay to implement the recently adopted 38th and Blake Station Area Plan Amendments and RiNo neighborhood objectives.
After hearing from the community on the problems with slot home developments, city planners and a Slot Home Task Force have developed potential strategies for all zone districts where slot homes occur. Once testing is complete, the task force will revise the recommendations and issue a final strategy report, which will be available for public review and will form the basis for text amendments to the Denver Zoning Code.
