Dear , I hope you had an enjoyable Thanksgiving and were able to leave work behind for the entire weekend. I worked a little but it didn't interfere with family events so it was a good holiday weekend. I do most my shopping online so I don't expect to fight the Woodruff Road traffic much during the Holidays, but I expect it to be challenging all the way from Roper Mt. Road to the Lowes Grocery Store beyond Five Forks. Patience and the Holiday Spirit will get us through, so don't fight it, embrace it and enjoy!

November Market Update  

The number of transactions went down for the second month in a row when compared to last year. This month's number of transactions was down .5 % year over year. Last month's inventory of new listings was up for the third month out of the last four so we may see buyers becoming a little more careful and patient. It's still very much a seller's market but we may have seen the peak on their side of the transaction.

Mortgage rates moved a little higher again this week, taking back last week's small decline plus a little bit more. Freddie Mac reported that the average offered rate for a conforming 30-year fixed-rate mortgage rose by five basis points (0.05 percent) to 3.95 percent, the closest it has been to the 4 percent mark since mid-July. Fifteen-year FRMs rose by a greater amount, adding seven basis points to last week's average with a rise to 3.31 percent, a seven-month high. Hybrid 5/1 ARMs moved in the opposite direction, sporting a decline of one one-hundredth of a percentage point (0.01 percent) to slip to 3.21 for the week. View the Rates
New-home sales rose in October with sales of new single-family homes up 18.7 percent to 685,000, according to the U.S. Census Bureau and the Department of Housing and Urban Development (HUD).

"In the strongest year-over-year growth we've seen since 2017's first quarter, increasing sales in all four regions drove U.S. new home sales up strongly in October-6.2% from September and 18.7% from one year ago," said realtor.com Chief Economist Danielle Hale. "Although there are more new homes for sale, a strong increase in demand favors suppliers, not new home buyers. The month's supply of new homes for sale is 4.9 months, lower than both September and October 2016 (5.2 months), and substantially lower than the nearly six months of supply we saw in new homes in July and August.
