Honesty Is Always Best Policy When Selling Home

Say your roof leaks when it rains, but you don't want to spend the $4,000 or so that it would cost to fix it.  Can you avoid your state's real-estate disclosure laws if you market the property on an "as-is" basis? 
  
  
Many sellers think they can skirt their state's defect-disclosure laws by offering their home as-is, but they're sadly mistaken.


When a property is marketed as-is, it simply means that the seller will not pay for any needed repairs that are discovered while the sale is being finalized or after the transaction has closed.  Real estate laws in nearly every state now require sellers to disclose any problems that they already know about, whether they're willing to pay for the work or not.


This allows the buyer to adjust their offering price accordingly, even if the buyer wisely chooses to have an inspection.  Either fix the leaky roof now so you can market for a better price, or let the buyers know about the problem in order to reduce the chance that you'll get sued later.


If you don't have the cash to make repairs now, be willing to except a slightly lower offering price, or offer to give the buyers a credit from the sale proceeds to do the work themselves after closing.

Potential Indicators of Roof Trouble
Few homeowners give the roofs of their homes much thought until a problem arises.  But learning to recognize potential indicators of roof trouble can help homeowners prevent potentially drastic situations down the road. 
  • Light:  Inspect the ceilings inside the attic for signs of holes or leaks.  Light coming through the top of the house indicates a hole or leak.
  • Worn shingles:  Shingles should lie flat against the roof, so if any are buckling or turning up, they are damaged an in need of repair.  Another indicator of shingle problems can be found when cleaning gutters and downspouts.  If they contain lots of shingle granules, the roof may soon need to be replaced.
  • Moss:  A mossy rooftop may give a home character, but that added character is costly.  Shady areas of a roof can be susceptible to the growth of moss and fungi, which can trap moisture and be very harmful.  If possible, remove moss and fungi from a roof with a stiff brush, or hire a pro to do the job. 
  • Age:  Asphalt shingle roofs typically last between 20 to 25 years, while roofs installed over existing layers of shingles my need to be replaced after 20 years.

Green Market, Arts and Crafts:
Green Market, the weekly farmers' market / arts & crafts, will be held on Thursdays from 8 a.m. to noon through the end of October at Grove Park.
Grove Park is located just off DeSoto Boulevard near the Woodlands Auditorium. Carved out of the forest, the park features spaces for vendors, picnic tables and an entertainment area in a woodland setting. Both the Green Market and Artisan Market are open to any Arkansas vendor. All arts and crafts must be juried into the market. You can request an application by email [email protected].

Desoto Marina & Waypoint - 120 Marina Road
Effective Monday, August 28, 2017, new hours for the restaurant, Waypoint at Desoto Marina, will be seven days a week, 9:00 a.m. until 4:00 p.m. for coffee, smoothies, soda, beer, and packaged snacks.  The grill at Waypoint will be open from 10:00 a.m. until 2:00 p.m. for food preparation service.  The marina hours of operation will be seven days a week from 9:00 a.m. until 2:00 p.m. for bait sales, boat and kayak rentals, and marina slip rentals.

The Lifelong Learning Institute and the Hot Springs Documentary Film Festival are partnering to bring one of the films that was highlighted in their 25th Anniversary Film Festival last year.  "Bright Lights", produced by Todd Fisher, is the story of Debbie Reynolds and Carrie Fisher. who passed away within days of one another after this film was made. After viewing this film, you will feel like you know these wonderful and interesting personalities personally.  There will be an introduction of the film from Mary Zunick and a drawing for free film passes. Hot Springs Nine & Dine Scramble:   This event will be held on Wednesday, September 20,
starting at 4 p.m. at Granada Golf Course. The entry fee is $26 per couple and includes dinner and prizes. Greens and cart fees will be paid on the day of play. ~You must try this easy, yet delicious way to make a reuben sandwich.  The ingredients melt together to make their own sauce!

 

 

Reuben Casserole

 

1.5 lb Corned Beef, sliced in 1/4 inch strips

1 (14.5oz) Can Sour Kraut, drained

1 (4.25oz) Can Chopped Black Olives

10 oz Mayo

8 oz Shredded Sharp Cheddar Cheese

1pkg. Sliced Swiss Cheese

 

Stir together sour kraut, black olives, mayo and cheddar cheese. 

 

Stir corned beef into mixture.

 

Layer half of the mixture into a 9x13 dish.  Cover with a layer of sliced swiss cheese.

 

Repeat with another layer of mixture and sliced swiss.

 

Bake at 350 degrees for 20-25 minutes, until bubbling around the edges.

 

Serve with Rye Bread.

Twilight Times:
Member twilight times will be offered at 3 p.m. at Ponce de Leon, Cortez, Coronado and DeSoto golf clubs. The Twilight rate will be offered to members, their families, and accompanied guests. Twilight tee times at Isabella Golf Club will be offered on a space availability basis after the triple tee starts. 

 
HSV State Weeks:
