Upper Midscale And Upscale Are Largest Chain Scales In The U.S. Construction Pipeline

Analysts at Lodging Econometrics (LE) report that the Upper Midscale category stands at 2,060 Projects/205,270 Rooms, and has the largest project count of all chain scales in the Total Construction Pipeline. The second largest is the Upscale category which has 1,258 Projects/162,609 Rooms. Together, the Upper Midscale and Upscale Pipelines comprise 67% of all projects in the Total Pipeline.
 
The brands with the largest number of projects in Upper Midscale are; IHG's Holiday Inn Express with 426 Projects/39,393 Rooms, Hilton's Home2 Suites 343 Projects/35,845 Rooms and Hampton Inn with 322 Projects/33,109 Rooms.
 
In Upscale, the top brands are; Marriott's Residence Inn with 187 Projects/23,617 Rooms, and SpringHill Suites with 149 Projects/17,182 Rooms followed by Hilton's Garden Inn with 134 Projects/17,734 Rooms.
 
As would be expected, these two chain scales are forecasted to have the highest guest room growth rates through 2018. The Upper Midscale chain scale is forecasted to grow its guest room Census by 4.9% and Upscale by 5.4% in 2017, and by 5.3% and 5.6% in 2018, respectively.

Federal Overtime Rule is Rescinded
 
 
Recently, a federal judge in Texas rescinded the federal overtime guideline. This controversial law would have made over 4,000,000 new workers eligible for overtime pay.
 
The law would have created a new federal salary minimum of $47,476 for exempt from overtime executive, professional or administrative employees.  
 
This amount is more than twice the existing federal salary test. It is higher than the minimum salary test in California.
 
How this Affects California Employers
 
California employers can continue to follow the California salary test and strict duties test to define the exempt classification for employees.
 
The existing monthly salary threshold for most exempt executive, administrative and professional employees equals no less than twice the state minimum wage for full-time employees. This equals $41,600 for employers with 25 or less employees and $43,680 for employers with more than 25 employees.
 
Also, California employees must meet a strict duties test to be considered as exempt.
 
However, AB 1565 currently pending before the California legislature and would increase the minimum salary guidelines for exempt employees. It is likely that salary minimums will continue to be a topic of conversation among law-makers.
