#WhySJ

The announcement of Google's interest in developing a significant employment presence in San José is energizing the Diridon Station Area Plan (DSAP).

Approved by the City Council in 2014, DSAP is designed to encourage the development of a dynamic, vibrant urban environment that includes office and R&D development, hotel space, retail, housing, public plazas, pedestrian areas, entertainment, restaurants - all at the heart of a hub of local and regional transportation opportunities.

The Diridon area, with the addition of the Google development, will be a departure from auto-oriented tech campuses and will be an attractive urban resource for the whole of Silicon Valley. The best example of this vision would the thriving area around King's Cross Station in London.

The addition of Google's interest in this area includes a capacity for 20,000 jobs within walking distance to the downtown core, and development of 6 - 8 million square feet of office and research space.San José currently has 10 million square feet of office and R&D. The DSAP included plans for 3,000 residential units.

The first step in the process of selling City-owned properties is the City Council-approved exclusive negotiating agreement (ENA). This non-binding agreement has a term of one year for the preparation of a Memorandum of Understanding (MOU). The term can be extended for an additional year.

The ENA has a rigorous schedule and both Google and the City are committed to an expedited negotiation process.  The Schedule of Performance in the ENA anticipates creation of a MOU by March 2018.
No development applications have been submitted to the City, nor are expected to be submitted in 2017. Securing a marquee employer like Google as a lead private partner can help accelerate the quality and timely development of the Diridon Station Area. Read all the details in the DSAP Report

DOWNTOWN
Ribbon-cutting at the Hotel Clariana
/ NEW LIFE FOR DOWNTOWN ARCHITECTURAL ICONS

#DTSJ

Thel transformation of a century-old building just a block from City Hall was unveiled at the grand opening of the Hotel Clariana in June .

The 44-room boutique hotel opened just in time to accommodate some of the the Apple WWDC attendees, and provides a badly needed hospitality option on the west side of Downtown.

Henry Phan, Clariana General Manager, was joined at the event by County Supervisor Dave Cortese, District 3 City Councilmember Raul Peralez along with Councilmembers Dev Davis, Tam Nguyen, Johnny Khamis and OED Director Kim Walesh.

The building was built in 1913 for the YMCA, designed by famous Northern California architect, William Binder in the classical Beaux Arts style used extensively in American architecture from 1880-1920. This building is one of only three buildings that Binder designed that still stand today.  The other two buildings are the José Theatre (San Jose Improv) and the Montgomery Hotel (Four Points Sheraton). Hotel Clariana is locally owned and managed by RSTP Investments, LLC.

For more information, visit the hotel's website.

The Hank Coca Building.

Just across Third Street from the Hotel Clariana, the historic Hank Coca's Downtown Furniture building is up for sale after more than 60 years as a furniture store that has been in operation since the late 1950s. Coca was only the second owner of the building, which was built in 1898 as a lodge for the Odd Fellows, a fraternal organization.

Mark Ritchie of Ritchie Commercial is the broker for the four-story, 43,210-square-foot property.  Although considerable renovation is required, the building had a full seismic retrofit and new elevators installed in 1996. Current zoning would allow the building to be used as a hotel, a school, entertainment, retail, or office space.

URBAN LIFE
/ SPERRY FLOUR BUILDING HOME TO WESTCA - BOUTIQUE URBAN GYM

#WhySJ

Although rows of treadmills and gym equipment can be seen through the windows of the historic Sperry Flour building on North 3rd Street, do not mistake what you are seeing for run-of-the-mill heath club.

Indeed, WESTCA features people on stair climbers and squatting with barbells as in a traditional "big box" fitness center, but that is where
the similarities end.

Described by its founders as a "boutique urban gym,"   West Coast Aesthetics or WESTCA embodies a feeling of community and a personalized touch that's new. The vibe is authentic, local, and even communal. It  offers Downtown workers and residents a new approach to attaining fitness, right in the heart of urban San José.

"When we visited the Sperry building, there was a tattoo parlor, an art studio, and a barber shop, and everything was walled off."  Woodward said. "The building had good bones, easy access, and great proximity. We were excited about all the Downtown development activity and the revitalization of St. James Park."

Read more about WESTCA in the  OED blogpost. For more information, contact Donovan Lazaro, Business Development Officer, OED.

/ FIRST ANNUAL "MAKE MUSIC DAY" IN SAN JOSE

#WhySJ

Held on June 21, the Summer Solstice, Make Music Day debuted in San José with more than 60 performers at 30 venues throughout the city.

Venues and performers registered and found each other online, while those just interested in spectating and listening had a banquet of musical experiences, from DJs to choruses to string quartets.

OED was able to field a flute trio: Office of Cultural Affairs Director Kerry Adams Hapner; Real Estate Development Manager Loren Haley; and Kim Walesh, OED Director. They enterprisingly used a lamppost in Plaza de Cesar Chavez as a music stand, as they serenaded lunchtime strollers.

Details on this year's event is on the website, and for information about other cultural events in the city, contact Kerry Adams-Hapner.
