IT TAKES A VILLAGE TO BUILD A HOME
Fifty-one new single-family homes were built in the City of Helena in 2016 and so far this year 24 permits have been pulled for single-family new home construction. Mountain View Meadows developer Mark Runkle has set his sights on starting 36 single-family homes and three multi-family condo buildings this year and is well on his way to achieving that goal.  Eight new homes have closed through July and five builders have a number of homes under construction or permitted and ready to begin. Sierra Custom Homes is currently in the process of building five single-family homes including one in the Aspen Park neighborhood and is ready to start a 3-unit condo building, two new homes in The Uplands neighborhood plus 2 more homes in Aspen Park. Weatherall Builders currently has one completed home for sale, three single-family homes and a 3-unit condo building under construction as well as a 2-unit condo building about to start.  Grewett Construction is just completing a single-family 3,000 S.F. walkout in the Antelope Trace neighborhood with a single-level home ready to start in The Uplands. Casteel Construction and Diehl Builders each have one new home well underway in the Craftsman Village neighborhood. Director of Design, Rebecca Ryland and Weatherall Construction owner, Jon Cowie recently met onsite at a home under construction in the Aspen Park neighborhood to consult with Chris Williams of Finstad's Carpet One who was measuring the home for its new flooring.  While measurements were underway, subcontractors Tony Cole of Hamper Plumbing and framers from Quality Construction were busy at work.  Keystone Electric is scheduled to begin work in several days and BMC West will be sending out a representative to measure for cabinets within the week.  Looking at all the building activity, Ryland reflected on the positive impact on local families and businesses for each new home built. "It takes a village to build a new home," said Ryland, "and it's exciting to see the number of families and business that benefit. It really shows how new construction in the City of Helena makes life better not only for our residents but for the entire community."

FAMILY FUN FEST
St. Peter's Hospital presents Helena's premier health and wellness event Saturday, August 12th  8:30 AM - Noon. There will be a one-mile kids fun run held at Centennial Park and a health and wellness fair afterwards in the Great Northern Town Center  including fun activities, giveaways, games, demonstrations and refreshments. Be sure to register by August 3rd  at stpetes.org for this free event to promote family health and wellness. Participants will receive a free T-shirt, which will get kids complimentary admission to the Great Northern Carousel and ExplorationWorks! All youth finishers will receive a free backpack with a complimentary coupon to swim at the YMCA. Parents are welcome to run along too!

THE ECONOMIC BENEFIT OF NEW BUILDS

The number of houses built translates into economic benefits for the entire community.  Not only does the permitting process for the construction of a new home and tax revenues collected after the sale of a new home generate important revenues for city streets, parks, schools, and police and fire protection, but new home construction also provides significant economic benefit to local individuals, families, businesses and retailers.


In order to fully appreciate the positive impact residential construction has on a community, The NAHB (The National Association of Home Builders) developed a model that has been used to successfully estimate the impacts of construction in over 800 projects across the country. According to the NAHB, the model captures the effect of the construction activity itself, the ripple impact that occurs when income earned from construction activity is spent and recycles in the local economy, and the ongoing impact that results from new homes becoming occupied by residents who pay taxes and buy locally produced goods and services.

A 2015 NAHB report* estimated the one-year impact of building 100 new single-family homes in a typical local area translated to:
  • $28.7 million in local income
  • $3.6 million in taxes and other revenue for local governments
  • 394 local jobs.
Additionally, according to the report, annually recurring impacts of building 100 single-family homes in a typical local area include:
  • $4.1 million in local income
  • $1.0 million in taxes and other revenue for local governments
  • 69 local jobs.
NAHB depicts annually recurring impacts as those that are "ongoing": annual local impacts that result from the new homes becoming occupied, and the occupants paying taxes and otherwise participating in the local economy year after year. The ongoing impacts also include the effect of increased property taxes based on the difference between the value of raw land and the value of a completed housing unit on a finished lot.

1 .   WOOD FENCE CARE: Several Antelope Trace residents have stopped by the MVM office to pick up brochures on wood stain for their fences.  Behr recommends using "Clean & Brighten" to clean and remove any existing mold or mildew stains on new or weathered wood to open clogged pores on the surface and to restore wood to its original, natural color.  Just a reminder: the approved stain colors for wood fences are Behr Semi-transparent Cedar Naturaltone and Behr Semi-transparent Tugboat.

It was only a month ago that Mountain View Meadows hosted the best 4 th  of July celebration to date.  Many of you showed off your holiday spirit by flying the American flag and decorating your porches in red white and blue.  Thank you for welcoming all the hundreds of visitors to our neighborhoods as they mingled on streets and sidewalks, in Mountain View Park and throughout open spaces to enjoy the festivities.  Below are some of the best photo highlights of the evening:

Family Work-Out

Summer is my favorite time; less of a schedule, no rushing off to school in the morning, forcing homework or worrying about bedtime...But, with kids off school it always means less time for you and your fitness routine. Getting to the gym can be challenging, finding a sitter, making time for the drive to the gym and back or finding a gym with a daycare you trust can all be a turn off for parents and cause many to blow off exercise all together. But you don't have to! I have created a fun and effective workout that you can do in your backyard while the kids play/swim or at the park (my fav). Older kids can join in the fun and count reps, or do partner workouts with you. You can even spot each other on pull ups. It feels very empowering to help each other get stronger together. When you make time to give to your body you will have more energy for your kids and feel better knowing that you are setting a good example for them. Kids love watching mom and dad challenge themselves, struggle, even fail and get back up. It shows them that you don't have to be 'perfect' at something (soccer, dance etc.) that even mom and dad fall down, but we get back up and keep working on being our best. And that is the message we as parents should focus on sending to our children. Being active isn't about a jean size; it's about living a long, healthy life and being your personal best. Try this workout next time you are at the park. Little ones can swing or play while you get your workout on or have older ones join in the fun and make it a friendly competition who can go longest without stopping.
 
  • Warm up with jumping jacks 30 seconds.
  • Step ups on a park bench; try 20 each leg and a jump for advanced.
  • Pull ups on a bar; use the bar on the playset at the park, just try to lift yourself over the bar, have your partner or older child help lift you.
  • Lunges with one leg on the swing; if this is too difficult start with lunges on the ground or hold onto a stroller. Aim for 10 each leg.
  • Plank to pike with legs in swing; go to failure and build up from there.
  • Side squat; 1 leg on swing, 10 each side. 
 
Be sure to finish with a stretch. You can add in a run around the park in between each exercise for more intensity.

I used to love listening to "Car Talk" on NPR with Click & Clack the Tappet Brothers.  They had a great sense of humor and I always learned something new.  I couldn't help but chuckle every time they referred listeners to their "Shameless Commerce Division" where they were happy to sell you " Car Talk junk -- and actual good stuff from NPR, too!"  So, in the same spirit, Mark and I would like to shamelessly refer you to Women's Health magazine's website where we ask that you vote for our daughter/step daughter, Lana Runkle Titus, who is one of five fitness aficionados selected from thousands across the country by the magazine to compete for America's next "Fitness Star". As Mark says, this is essentially the "Super Bowl" of women's fitness. Lana and her husband, Zac Titus, graduated from Carroll College and visit Montana as often as possible. Lana trained at Crossroads Fitness in Helena and still guest teaches there when she is in town. There are only a few more days to cast your ballots.
