A Busy Construction Season Gets Underway

We all know the two seasons of Minnesota: winter and road construction. This also translates into the construction season for the development world. The Survey Department has recently started or resumed work on projects across the Metro and upper-Midwest. To prepare for the season we've added a few new members to the team. We welcome Mike Flagle, Crew Chief; Joe Rankins, Crew Chief, Tony Krick, Survey Technician; and Chris Olson, Survey Intern. With the improving economy and high demand for retail and residential spaces we expect one of the busiest construction seasons in recent memory.

The Lakes at Stillwater

The Lakes at Stillwater, formerly Croix Bay, was approved by the city council in May 2017.  This 50 acre, 245 unit senior housing campus includes a full spectrum of housing options and services for seniors in the Stillwater Community filling a community need and allowing lifelong residents to remain in their community.  In collaboration with our clients Northland Real Estate and The Goodman Group, this approval is the final step in the successful entitlement effort and assemblage to bring the vision for this project to fruition.  Work is expected to commence on the initial phase this summer and continue over the next few years.  We are excited to be a part of this great team, and look forward to getting under construction.


Summers Edge South
Landform in collaboration with Summergate Companies and D. R. Horton is excited to introduce its newest single family neighborhood in Plymouth, MN. Located in the highly desirable area of western Plymouth within the Wayzata School District, this new development includes 52-single family lots along with a future phase of an additional 50 lots. Closely working with City staff and neighbors, our team provided solutions to unique site challenges to provide park and trail connectivity to adjoining parkland and create landscape buffering and amenities to achieve a well-planned neighborhood for the community. Our team of experienced Planners, Residential Designers, Engineers and Landscape Architects have collaborated to bring its newest residential development to Plymouth. Construction has begun and is expected to be complete in the fall of 2017.

A Picture's Worth A Thousand Words
(Particularly When it's Generated From a 3D Model)
 
In the process of designing a physical place we can exchange a lot of words with a lot of people, but everyone really wants to know just one thing: what is it going to look like?

In other words, how will needs, ideas and aspirations come together as physical shape and experience?

At Landform we're using 3D modeling to answer that question early and often. The goal is always the same: to visualize design, build consensus and get your project approved. But the approach we use has varied from project to project, based on the unique needs of each. We've used models from early stages of site investigation, through design iteration, to detailing out final concepts.

We recently invested in the technology to process large complex sites with a level of detail that continues to surprise us! Our chosen software - SketchUp - is an ever-capable and affordable program. It maintains the ability to create quick and simple models and has added features that accommodate more complex geometry such as detailed topography.

We know the value of 3D and we're all in!
We have used models to:
  • Quickly conceptualize initial site assumptions and design ideas.
  • Incorporate detailed site topography and mimic real life conditions, as accurately as possible, in order to understand how site modifications or new development will affect neighbors and views.
  • Visualize place and design typologies to understand how they knit together large sites.
  • Provide a sense of what it might be like to inhabit a new space.
  • Test what is required for site screening, quickly relay cost estimates to clients, and show stakeholders what they can expect on day one and after so many years of landscape growth.
  • Evaluate the effectiveness of signage
Our favorite outcome off all this modeling is finding ourselves on the same page, looking at the same picture, as clients, stakeholders and members of the design team. The 3D medium readily brings into focus and communicates the vast amount of information and ideas that become a design. Modeling has helped us dig into and manage that complexity while knowing everyone is moving forward, with confidence, toward a shared vision.
 
When that happens, that's a good day in the planning and development world!

Retail & Commercial Design Studio Welcomes New Staff!
The RCD Studio is pleased to announce the additions of Nathan Braman, PE and Tom DeSutter, EIT to its team! Nathan comes with more than seven years experience in civil and environmental engineering. Tom is a recent graduate of North Dakota State University with his Bachelors in Civil Engineering, we look forward to his fresh perspective of the engineering field.
