The Impact of Strong Commercial Building Sales for UMT/KOP
Good for Business & The Community
With a mission to engage public and private partners to collaboratively improve the economic environment in KOP by making it more vibrant, attractive and prosperous, KOP-BID is
encouraged
by the recent investment and interest throughout the community. KOP-BID has worked diligently over the last six years to elevate the profile of KOP throughout the region, while enhancing existing amenities and creating new ones that are attractive to business. Amenities include increased access to public transportation, public parks, community events and a business-friendly community, just to name a few.
KOP is once again top-of-mind for retailers, restaurateurs, hoteliers, commercial office developers, industrial owners and their tenants, multi-family residential developers and corporations who are looking for a dynamic, stimulating and exciting location in the suburban Philadelphia region.
Some of the renewed interest in KOP is reflected in the recent high number of commercial real estate transactions and notable leases, including four major regional headquarters.
WHAT DOES THIS MEAN FOR UMT/KOP?
Increased interest and investment in KOP means big dollars for the UMT/KOP community and the school district. UMT and the Upper Merion Area School District (UMASD)
share 1% of every real estate transaction completed in UMT/KOP.
This increased demand has produced large real estate transactions amounting to over
$6M
for UMT and UMASD since 2014.
In addition to increased revenue, the interest and sales have helped create an environment where the UMT Board of Supervisors has not raised taxes in seven consecutive years and UMASD did not raise taxes in 2016.

THE PARK Now Open for All
Seating, Multi-Use Pathways, Pedestrian Lighting and More!
KOP-BID celebrated the opening of THE PARK with a grand opening on May 17, 2017. Now open for all to enjoy, THE PARK is a 450 FT demonstration project to showcase the amenities to be included in the future 2.6 mile First Avenue linear park (expected to begin construction in 2018).
Once complete in late 2018/early 2019, Phase One of THE PARK will transform currently under-utilized, private lawn areas along First Avenue (from Gulph Road to American Avenue) in the KOP business park into a cohesive, active and beautiful amenity open to the public. THE PARK will include multi-use sidewalks, lush landscaping, pedestrian lighting, active workstations, recreational games, benches and trash receptacles.
THE PARK is a unique collaboration between KOP-BID (a private, not-for-profit business improvement district), Upper Merion Township (UMT), PennDOT and 21 private property owners (26 parcels). THE PARK's demonstration project was funded, in part, by a grant from the Commonwealth of Pennsylvania, Commonwealth Financing Authority provided through UMT and managed by KOP-BID, along with matching funds from Brandywine Realty Trust and KOP-BID.
Additional funding is needed to complete Phase Two, which will continue THE PARK from American Avenue to Allendale Road.
