Dear , I hope you had a chance to visit the BMW Pro Am at Thornblade last week. It's always great fun and this year was no exception. A lot of money was raised for charity and fun was had by all. The tournament was shortened to three days because of the weather on Sunday and a bit of a disappointment but the main objective is to raise money for Charity and I would say mission accomplished! Congratulations Thornblade Club and BMW.

I hope you enjoy this month's newsletter and I hope you will forward it to your friends, family, and colleagues who may be thinking about buying a home in the Upstate. All my best, Keith (864-420-0262)

May Market Update

The number of transactions in April was down by 4.2% compared to last year in April. It's the first decrease in year over year sales in several years. It appears that the scarcity of inventory may be holding the market back a little but I don't see that as a bad thing. I am having to search longer and harder for good opportunities but that's OK with me if it benefits my clients.

The 30-year mortgage rate fell 3 basis points this week to 4.02 percent.  However, this week's survey closed prior to Wednesday's flight to quality.  The delayed impact of the associated decline in Treasury yields may push mortgage rates lower in next week's survey.
  • 30-year fixed-rate mortgage (FRM) averaged 4.02 percent with an average 0.5 point for the week ending May 18, 2017, down from last week when it averaged 4.05 percent. A year ago at this time, the 30-year FRM averaged 3.58 percent.
  • 15-year FRM this week averaged 3.27 percent with an average 0.5 point, down from last week when it averaged 3.29 percent. A year ago at this time, the 15-year FRM averaged 2.81 percent.
  • 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 3.13 percent this week with an average 0.5 point, down from last week when it averaged 3.14 percent. A year ago at this time, the 5-year ARM averaged 2.80 percent.
Insurance companies rely on CLUE reports because statistics show that if you've filed a claim in the past, you're more likely to file one in the future. The CLUE Personal Property Report which pertains to homeowners insurance, is divided into two parts: your personal record of claims ("Claims for the Subject") and the claims on your home ("Claims History for Risk"). The number of claims in either section will affect whether you can get insurance for your home, how much coverage you can get, and how much you'll pay in premiums. If you're turned down for homeowners insurance because of information in your CLUE report, your insurance company is required to let you know why you were rejected. Since the database is used by most insurance companies, your claims history follows you from one insurer to another. Actual claims, as opposed to inquiries, remain in the CLUE database for seven years from the date you filed them.
