Colorado Realtors® and other development and construction interests scored a significant victory in the last days of the legislative session. HB-1279, the construction litigation reform bill, passed its final Senate vote this morning. The bill made it through the legislature without a single no vote. After 3 years of hard work by CAR's Government Affairs group, it is hoped this will remove a major obstacle to new condominium development. In another, unrelated, matter a bill was proposed that would have required you to disclose your commission in every real estate advertisement and on every real estate contract. This problematic legislation was killed in committee through the efforts of the Colorado Association of Realtors®. Imagine the repercussions if this law had been enacted. Your donations to RPAC help protect your business. During the week of May 15th some of your leaders and I will attend National Association of Realtors® meetings in Washington, DC. Some of the most important work we will do includes Capital Hill visits when we will talk about tax reform and issues affecting your real estate business and home ownership. Our elected officials listen when we visit them. It is always more important when they hear from voters in addition to our lobbyists.

Financial CHOICE Act narrowly passes committee, next stop House
The Financial Services Committee
passed the Financial CHOICE Act, H.R. 10, on Thursday in a 34-26 vote after three days of marking up the bill.

CAR Legal Hotline Update
The Hotline is available to Employing/Managing brokers, all Independent brokers, AND Associate Brokers who have been specifically authorized by their Employing/Managing Broker to utilize the Hotline. The Hotline terms and conditions have traditionally been that an Employing/Managing Broker could only have "one designee" per office. I believe this was primarily a condition to control volume. I have been relatively loose on the "one" designee thing because some offices have - over the years - designated multiple people. I am in the process of formally updating the Hotline Terms & Conditions to reflect this...
From my perspective, it is critical that an Employing/Managing Broker authorizes their Broker Associate to use the Hotline and is engaged in their Associate's management (including risk), but if an Employing Broker is willing to authorize 2, 3, or 5 (presumably experienced) managers/Associates to use the Hotline, I am OK with that. My goal is to increase the utilization and availability of the Hotline while keeping within the Commission's guidelines and expectations of Employing broker supervision. I think this policy strikes an effective balance.

AP Faux Finishes & Plasters
Margarette Johannes, LEED AP, is the owner of AP Faux Finishes & Plasters. She creates extraordinary faux finishes, specialized textures, and exquisite concrete stains for professional interior designers and discriminating home and business owners. She is committed to green building practices and obtained the LEED AP certification. Margarette, a midwest born European-Hawaiian raised native, began private art classes as a young child. She studied in Norway as a teenager, was inspired by Europe's castles, chalets, and churches, and traveled extensively to study well-known artists as well as various techniques. She returned to the U.S. and Vail to complete her bachelor of fine arts, summa cum laude, and founded AP Fauxs in 1995. Margarette is thrilled to be an affiliate member of VBR and look forward to working with it's members.
