Dear , April is always my month for Golf. The Masters and the Heritage are two of my favorites places and I didn't get to attend either this year. I was happy Sergio won the Masters and also that Wesley Bryan won the Heritage. Now it's time for the BMW Pro Am at Thornblade, so if you haven't made plans to attend, get it on your calendar, it's always great fun. The shortage of inventory and the  phenomenal demand is making for a very challenging market for buyers. If you're in the market you need a very good buyer's agent to navigate the complexities of a steep seller's market.

April Market Update  

The number of transactions in March was another all-time record high for the month. Year over year transactions was up 7.7% to 1155. The increases just keep on coming as demand seems to never end. I read an article this week that said prepare for the baby boomer sell off and it was the first time I've read about it although I've been talking about it for a very long time.

We at The Buyer's Broker believe the more you know, the more you will want The Buyer's Broker of Greenville to represent you in your next real estate transaction.
The 30-year mortgage rate fell 11 basis points this week to 3.97 percent, dropping below the psychologically-important 4 percent level for the first time since November. Weak economic data and growing international tensions are driving investors out of riskier sectors and into Treasury securities. This shift in investment sentiment has propelled rates lower.
  • 30-year fixed-rate mortgage (FRM) averaged 3.97 percent with an average 0.5 point for the week ending April 20, 2017, down from last week when it averaged 4.08 percent. A year ago at this time, the 30-year FRM averaged 3.59 percent. 
  • 15-year FRM this week averaged 3.23 percent with an average 0.5 point, down from last week when it averaged 3.34 percent. A year ago at this time, the 15-year FRM averaged 2.85 percent. 
  • 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 3.10 percent this week with an average 0.4 point, down from last week when it averaged 3.18 percent. A year ago, the 5-year ARM averaged 2.81 percent.
I wrote the original article on this subject in a printed Newsletter in 2009 entitled " Water is the Enemy". It's such an important subject that I include it once a year in my newsletter because the consequences of not checking for excessive moisture under the house can be very costly.

Managing the water around your home is one of the most important elements in maintaining your home. Rain water and it's effects cause many of the problems I see every day when viewing and evaluating property. A few of the expensive repairs I regularly see are rotten soffits, fascia board, and window frames, termite damage, and standing water in the crawl space. There are many other problems that result from excessive moisture, but these three are the ones I see most often. Read the Original Article
