March is definitely coming in like a lion. Six sales for me last week alone - 5 condos in oceanfront complexes and 1 golf condo. Of course, the activity level is not surprising since March is typically the busiest month of the year in our area for resort condo sales, one of my specialties. If you want to buy or sell, now is the time!
For all you folks out there who like my statistics, you will be happy to know that
we have completed our Beach Pro Team Sales Histories for 2016. These reports show all closed sales in a number of popular developments.
Most of the properties are oceanfront condos but we also include some condos and houses on the waterway and in other interesting locations. We have expanded these over the years and
we now cover 85 different developments. All sales in these developments (the ones which were entered in MLS) since 2009 are organized by year.
Here is a list of the developments for which we have sales histories.
By the way, quite a bit of
additional information is included about each sale - original asking price, asking price when sold, closed sales price, days on market, how sold (cash, conventional financing, etc.), closing date, contract date, bedrooms/baths, type of sale (normal, foreclosure, short sale,...), MLS number, as well as heated and total square footage. Here is a sample spreadsheet.
Remember that
there is one of these for every year since 2009 for all 85 developments - 680 spreadsheets, all organized by development and year. Lots and lots of info!

When you sign up, you will be asked to provide your name and email address. Yes, I know, we already have your email address or you would not have received this newsletter but this will only take you a few moments.
You will also be asked to choose which reports you want. Here's a tip - it doesn't matter which properties you choose because once you sign up, you will go to a screen which allows you to pick any or all of the 680 reports. Also, you will be sent an email providing you with a link to all of these reports. At any future time, you can use this link without having to sign up again so please save this link. If you don't receive this immediately after signing up It might be a good idea to check your junk or spam folders. It's possible this email could be mistaken for spam.
This is great information! It's actually all available
in our MLS system but most of the fields are not accessible to the general public and certainly not in this
efficiently organized format. Believe it or not, I get compliments from appraisers all the time who use these. It makes their jobs much easier.
So what can YOU use our Sales Histories for? If you already own you can find out what properties like yours are selling for. If you're planning to purchase, these will give you ideas as to where prices have been and where they appear to be going in developments of interest. Also, if you own and want to dispute your appraised tax value, this could come in handy as well.
