Is it Winter or is it Spring? We have enjoyed a rather mild winter up until now. The lack of snow and the warmer temperatures seem to have buyers thinking it is Spring and they are certainly out looking at houses. We still have a low inventory so the good houses are being snapped up quickly. If you are planning to sell your home this Spring I would suggest getting it ready as soon as possible so you can take advantage of the pent up buyer activity.
As you can see in one of the articles in the right hand column, interest rates have come down slightly so we are still benefiting from historically low rates. There have been indications from the Fed that rates may increase a their next meeting. We shall see what happens. I have also included an article about the high number of sales in January. This article is from a national perspective but it does apply to our area.

Existing-home sales began 2017 with a bang, growing 3.3 percent and hitting a 10-year high in January, according to the National Association of REALTORS® (NAR). With the exception of the Midwest, every region saw gains, with total sales reaching 5.69 million-the fastest pace since February 2007.

Mortgage Rates Tick Down as 'Year Full of Surprises' Continues

Mortgage rates on average ticked down for the second straight week, according to Freddie Mac's Primary Mortgage Market Survey® (PMMS®), with the average 30-year fixed-rate mortgage posting 4.15 percent with a 0.5 point. The trend, says Freddie Mac Chief Economist Sean Becketti, is off-track from its usual movement.
