Important Update -
The Colorado Real Estate Commission enacted an important new law on January 30th. Designated Rule E-47, the rule requires you to be "competent" in your real estate practice.  You must possess the required experience and knowledge before jumping into an attractive new listing. Paraphrasing, CAR's General Counsel - Scott Peterson, this may be an issue if you take on a listing or client in an area where you lack experience. For example, if your experience is in residential sales. You may not yet be competent at property management or commercial sales. Tempted to help a friend buy a home in another market where you are not experienced? You may be stepping outside your area of competence. Note also that such behavior might constitute a violation of the Realtor® 's Code of Ethics as well.  Watch Scott's "Legal Bites" presentation below:

Have you ever taken listing photos or paid for daytime exterior photos and wished you had photos taken at dusk? Gotten photos of an empty space and wished it was furnished? Taken your own photos and wanted an element (like the owner's cat) removed but lack the ability to use Photoshop? A very affordable tech service called "BoxBrownie" can do all this and more for short money. Check out this photo enhancing service at BoxBrownie.com. Disclaimer: I do my own photo editing, but recent reviews make this service sound very useful. If you do use them, please let me know about your experience.

  1. It might seem sort of silly and an odd exercise in nostalgia, but the most iconic of candybar phones - the Nokia 3310 - is rumored to be making a comeback . If you think about it, though, there's definitely a market for it: those who need little more than an emergency phone, those who are tired of phones with easily cracked screens, those who miss playing Snake will probably all line up. 
  2. Facebook is coming to your TV. For you, it's an opportunity to watch more funny cat videos. For them, it's another place to advertise to you.
  3. Facebook is also changing the default behavior of videos in your timeline. They will now default to the sound being ON. You'll definitely want to change this setting; here's how
  4. Amazon is rolling out a new conference call service called Chime. It sounds pretty cool: the service calls meeting invitees, so there's no more entering conference codes. There's a LOT of room for improvement in conferencing apps, so we wish them luck.
  5. We don't ask much of you, dear reader.  But we're going to ask you to please use a password manager. Please. It's not hard, and here's how.

Hot Water from the Sun - 21st Century Style
I was a solar purist. My first solar water heater went up in the mid-1980s. It was monitored by the Oregon Department of Energy, so I know that it produced just over 60% of the energy needed for heating my water. It was a simple affair, essentially copper pipes inside a black box along with a 50-gallon tank.
