HERE ARE YOUR YEAR END 
SALES RESULTS
 FOR 2016

The Ridge at the Bluffs had 23 homes sold in 2016 compared to 26 homes sold in 2015. Sales prices ranged from $435,000 to $650,000.

The River had 14 homes sold in 2016 compared to 14 homes sold in 2015. Sales prices ranged from $415,000 to $600,000 and 2 properties on the Intracoastal were sold for $950,000 & $975,000. 
Bluffs River North had 17 town-homes sold in 2016 compared to 19 town-homes sold in 2015. Sales prices ranged from $110
,000 to $279,000 

Bluffs Lakes had 19 town-homes sold in 2016 compared to 27 town-homes sold in 2015. Sales prices ranged from $208,000 to $277,000 

Bluffs Marina had 43 units sold in 2016 compared to 30 units sold in 2015. Sales prices ranged from $215,000 to $420,000 

Bluffs Ocean South had 10 units sold in 2016 compared to 7 units sold in 2015. Sales prices ranged from $295,000 to $465,000. 

Bluffs Ocean North had 8 units sold in 2016,
and the same amount sold in 2015, 8 units Sales prices ranged from $278,000 to $418,580.

As the buyer of a residential property, do I need title insurance?  The short answer is yes.  Here is why...
 
An owner's title insurance policy is typically issued in the amount of the purchase price of the property.  The policy insures ownership of the property for as long as the owner owns the property.  A title insurance policy protects you against unknown claims of ownership or interests (in the form of a "lien").
 
Some specific problems that title insurance protects against are wild deeds (when a seller of a single property sells to two or more buyers simultaneously), liens that appear prior to recording of the deed, forged documents affecting the chain of title, errors in prior foreclosures or deed transfers, and human errors in the initial title search.
 
If a title claim is made against your property, a title policy protects you by defending your interest.  If the claim is proven to be valid, your title insurer will either pay your claim up to the amount of the policy or perform whatever action is necessary to protect your ownership interest.
 
The premium for title insurance is rather small compared with the protections that it affords.  It is a one-time charge paid at closing that is based upon the purchase price of the property.  Unless a Florida real estate attorney advises you otherwise, always obtain title insurance if you are buying property in Florida.
