WHO'S READY FOR A RAD TIME?
That's right, there's like, a totally awesome time to be had this Saturday, February 25th at the Community Center!
We are celebrating 30 years of this great community with a party. And we are throwing it all back to 30 years ago, with an 80's theme, so dig up your best, funniest or craziest 80's outfit and come on down to enjoy the festivities. We are going to have a few food truck options for you to munch on, a silent raffle with prizes, a historical display, themed "photo booth" and a cash bar to help relax and enjoy the tunes from 30 years ago, from our DJ and light up the dance floor. Doors open at 7:00 pm and we will keep the party going until midnight. 80's dress is, of course, not required, but strongly encouraged! Homeowners must have current ID card. $5 for guests/non-homeowners. We hope to see you all there!!

Villages of Westcreek Owners' Association's Board of Directors. There will be (2) two open seats.

April 2017 issues of
"This Week in Westcreek" on the
website and on the
printed Ballot mail out.

If you have ever given directions to someone on how to get to the
Villages of Westcreek, you more than likely told them to look for the
"Clock Tower" off of Loop 1604. The
Clock Tower, built in
1987, has stood as the official landmark of our community.
The
Clock Tower had to be re-built in
2001 when it was noticed that the clock tower was literally falling apart. Several pieces of the limestone facade were breaking off and falling to the ground. During a visual inspection, it was also noted that the brick work had started to crack. A Forensic Engineer Survey Company was hired to determine the level of repairs needed.
The island that the actual
Clock Tower stands on originally extended out towards the current traffic light. With the expansion of Loop 1604 by TxDot in
2001, a portion of the island was removed as part of that project. Also, to the right and left of the
Clock Tower there use to be two large monument walls with the
"Westcreek Logo." If you look closely at our newsletter banner, you can see a portion of the walls in the artist rendering of the
Clock Tower as it looked like in
1987. The Board at that time managed to salvage the
"Westcreek Logos" on the monument walls. Those original logos are now displayed on the retaining wall in front of the
Community Center.
The really interesting thing that many residents might not know is that during the
first five years of the Villages of Westcreek,
the Clock Tower actually chimed and could be heard off in the distance throughout Westcreek. Those chimes were part of the charm of living in in our community.
Then during the hours of darkness on
Sunday, June 27, 1992, at 1:45 A.M., silence came in the night. Someone, or more likely a group of vandals, bent the iron gate at the base of the
Clock Tower. They proceeded to rip out the trap door to gain access to the interior of the
Clock Tower. An investigation revealed that once inside the
Clock Tower, the vandals then proceeded to shift the cabinets housing the components and timing system from the installed position, thereby rendering everything inoperative. The sound system was so badly damaged by both the vandalism and the elements, that it was determined to be inoperative and had been removed from the tower.
This iconic symbol of our community has remained silent for almost 25 years.
Some ask if the voice of our Clock Tower will ever sing out again!

SPORTS PARK SECURITY
As many of you may have noticed, the
Villages of Westcreek Owners' Association (VWOA) recently brought on a security company to work in the
Sports Park.
Choice Security was brought in to offer consistent and reliable monitoring in the park. Since we brought them on, we have had a
dramatic decrease with issues in the park. We have also had an increase in catching people with missing or expired cards, which on a positive note, has resulted in the
VWOA recouping past due assessments.
Their schedule right now is set for the busy times in the evening but will be increasing to encompass the whole day. In addition to this, we will still have at least one park monitor to make sure every hour is covered, ensuring a safe enjoyable area for all residents of Westcreek.

WHAT IS THE FORCED MAINTENANCE POLICY?
The "Forced Maintenance" policy applies to all fencing visible from the street.
All Homeowners are responsible for maintaining the property and complying with terms and conditions in accordance with the CC&Rs and the Standards. Specifically, it is the responsibility of the owner to replace any pickets, boards and posts that are broken, rotted, warped, leaning or missing. If replacing with the same materials, size and/or stain as previously approved, approval of the Architectural Review Committee is not required.
The Standards Department's goal is to inspect each property at least once every two weeks for the purpose of ensuring that all properties are well maintained in accordance with the provisions outlined in the CC&Rs, Standards and Administrative Resolution 32.
So what happens when a Homeowner fails to comply with the Standards in regard to fence maintenance? On the first sighted violation that the fence needs to be repaired or replaced, a "Courtesy Notice" will be issued and the Homeowner will have 10 days to correct the deficiency. After the 10-day period, if the violation has not been corrected/addressed, the Homeowner will be sent a "Notice of Forced Maintenance" and given another 10 days to correct/address the violation. If, after the "Notice of Forced Maintenance" period of 10 days, the Homeowner again fails to correct the violation, and/or a request for an extension has not been requested and approved, the VWOA will schedule a "Forced Maintenance," and actual cost of the repairs will be charged to the Homeowner's account. The Association will schedule and make the necessary repair of the fence to bring it into compliance.

CHALLENGER SPORTS' BRITISH SOCCER CAMP
The Villages of Westcreek Soccer League is excited to announce a new partnership with Challenger Sports.
Challenger Sports' British Soccer Camp is the most popular soccer camp in the country based upon one of the most innovative approaches to coaching youth soccer in the US and Canada.
Their experienced International staff study the game at all levels and will help players improve their core techniques and become more confident on the ball.
With programs for each age, the curriculum's includes a variety of foot skills, technical drills, tactical practices, freestyle soccer, small-sided gam
es and coached scrimmages.
World Cup style games are held each day, where campers compete for their adopted country. In addition, they are encouraged to learn about different customs and cultures, the Challenger Sports core values of respect, responsibility, integrity, sportsmanship and leadership.

This weekend around the house,
inspect the entire exterior of your house for signs of mold and mildew. Look for rotted wood around your chimneys, windows, doors, fascia boards, and siding. If you find any signs of damage, make plans to have these items repaired or replaced during the next month.
If you are a tenant, contact the owner or management company of the property.

SNAKE PREVENTION SAFETY TIPS
I
t won't be long until more and more homeowners are reporting finding snakes in their yards. Here are some tips to discourage snakes from taking up residence in your landscape by making the area immediately around your home less attractive to snakes for living, lounging or snacking.
Clear away piles of debris and leaves from your immediate gardening area. Clutter is essentially an open invitation to snakes because it provides a warm, dark place for them to hide. Piles of leaves, compost piles, straw mulch, wood chip mulch, stacks of firewood, and piles of cut grass are all comfortable places that snakes like to hide in, so these should be removed from your yard.
Certain shrubs and other plants provide the perfect hiding spot for a neighborhood snake. Keeping your grass mowed is a good way to prevent snakes from slithering around your yard. Shrubs and packed gardens with thick plants will also attract snakes. If you are very concerned about a potential snake problem, remove or thin these plants out. If you want to keep these plants, however, consider transplanting them to the far side of your yard, away from the foundation of your house.
If you have a rodent or large insect problem, you will want to address this at the same time. Remember, that rodents and large insects are a favorite menu item for snakes.
Finally, make sure there are no holes in the exterior walls of your house.

WROUGHT IRON FENCING AND HANDRAILS
Wrought iron fencing requires a variance from the BOD and is limited to
six (6') feet in height and may only replace the back fence if the area in back of the fence is a greenbelt or utility easement. Similar products may be approved on a case-by-case basis. The request needs to be given to the ARC with clearly described product information along with a copy of the Plat/Lot Survey showing the proposed location to be presented to the BOD for consideration.
Handrails, new or additional, may not exceed three (3') feet in height. The request for prior ARC approval must clearly describe the product and its necessity along with a copy of the Plat/Lot Survey showing the proposed location.
Fencing and handrails must be maintained such as removing chipped paint, repainting, removal of rust and the repair of any other damage that may occur.

The VWOA is hosting a Farmers Market from 10:00 A.M. till 3:00 P.M. every Thursday, thru November 16, 2017.
The Farmers Market now offers fresh chicken and beef for sale along with their regular offerings of fruits and vegetables.
The market is located in the overflow parking lot adjacent to the Com
munity Center. They accept WIC, Senior FMNP Vouchers and Credit Cards.
