Caravan Contact Information
Just a reminder - Caravans are not managed or operated by NFCAR - they are managed and/or operated by REALTORS®.  Rules and regulations apply to each of the individual caravans.  If you have any questions regarding the caravans, please call the contacts listed below.

Brookfield ;  Scheduled to meet the First and Third Monday of each month at 11:30 at Newtown Savings Bank 99 Federal Road, Brookfield. Listings should be phoned or emailed to Tom Lutz    prior Thursday at noon to be considered for the following Monday. The caravan listing reservations are based on a first come, first served basis. If there isn't a sufficient number of listings on the reservation sheet, the caravans will be postpones until they meet the minimum number.

Agents are encouraged to post their Broker Open House on the CMLS; on Wednesdays with a suggested time frame between 11:00am - 2:00pm.

NFCAR's Offering Code of Ethics Classes
Our Code of Ethics Class is $15 for NFCAR Members & $25 NonMembers
Class will be held here at NFCAR 15 Stony Hill Road, Bethel
-Wednesday, November 16th; 1:30pm - 4:30pm

Code of Ethics Training: December 31, 2016 is the deadline for NAR's mandatory COE Training. You can acccess NAR's FREE online training  HERE and your records will automatically update once you have completed the course. You can also take it as a CE elective (counts for CE credit AND fulfills the NAR requirement). Please remember that it is the agent's responsibility to provide the association office with their CE certificate in order for records to be updated.


Selling & Leasing Commercial Properties 15 Hour Pre Licensing Elective Course
In this comprehensive program you will learn: The Leasing Process, Types of Leases and Clauses, Lease Issues, Negotiating Personal Guarantees, RFP, LOI & Lease verses Purchase Analysis... Building and Environmental Issues, Land Development, Financial Analysis, Financing Today, Income Taxes on Investment Properties, Evaluating the Business Opportunity - IRR and NPV, Selling Property - Capital Gains Taxes and 1031 Exchanges, and more
The course will satisfy one of the two (2) 15 hour Elective Course requirements for the Connecticut Real Estate Brokers application and grant 6 Continuing Education credits as well.

FHA Issues New Condo Rule Effective Immediately
Yesterday, HUD released, "The Federal Housing Administration (FHA) announced that, under certain circumstances, it will lower its required owner-occupancy standard for approved condominium developments effective immediately. FHA currently requires that approved condominium developments have a minimum of 50 percent of the units occupied by owners. However, the agency determined this requirement can be lowered to 35 percent for existing condo developments provided the project meets certain conditions." Read more here.
