2016 Annual Meeting Recap

The annual homeowners meeting was help on Monday, December 5th. Below please find a recap of 2016 accomplishments and 2017 plans.

2016 Accomplishments
  • Grass - Increased the number of grass cuttings and extended mowing into October due to longer growing season and to mulch leaves, improving the appearance of the commons areas. Skipped two regularly scheduled cuttings during August when it was dry and added in October, plus added mows not previously contracted.
  • Fertilizing and Weed Control - Contracted with Meadowbrook for fertilizing and weed control of exterior and interior commons areas. Only exterior commons were serviced in the past.
  • Tree Trimming - Contracted with Robert's Tree Service to trim trees throughout the interior and exterior commons, including extensive clean up near Nine Mile and Halsted.
  • Shade Trees - Planted two new shade trees near the benches at the playground.
  • Culvert and Pillbox - The City Engineer inspected the culvert area and certified that there is good flow. K. Wehner and Robert's Tree service cleared brush from a drain in the wetlands to ensure proper drainage. The City removed trees and brush from the pillbox area. There are a few areas that collect water, potentially creating dangerous situations.The board will address the areas in 2017.
  • Entrances - FSHOA received a 2016 Beautification Award from the City.
  • Road Repairs / Section Replacement - At the request of the board, the City made significant repairs and replaced sections of the roads in the neighborhood.
  • Bike Path Resurfacing - The bike path in the main commons was repaired, edged and sealed to extend the life.
  • Social Events - FSHOA sponsored an Egg Hunt, Friday Socials, Halloween Warming Stations, and a Fall Fest for residents.
  • Restrictions - The Directors of Restrictions worked with the City and homeowners to improve properties in violation of FSHOA and City restrictions.
  • Website and Communication - The website was updated and improved. Regular emails were sent to residents to communicate FSHOA happenings.
  • Special Commercial Subdivision Discounts - Special group offers, including snow removal, concrete, and tree service, were identified and advertised to residents.
2017 Projects
  • Attorney Selection - A board member subcommittee is in the process of interviewing and evaluating attorneys to assist with FSHOA legal matters, including the enforcement of restrictions. The Board hopes to identify an attorney in early 2017.
  • Bylaws and Covenants & Restrictions - A board member subcommittee is in the process of reviewing and updating the Bylaws and Covenants & Restrictions documents for clarity and consistency. The subcommittee will also work with an attorney to finalize. The board hopes to have the documents amended for resident review and approval by year end 2017.
  • Professional Management Association - The board is exploring the possibility of contracting a Professional Management Association to handle various homeowner association tasks, including the enforcement of restrictions. A board member subcommittee will present a recommendation to the homeowners for input at the 2017 Annual Meeting.
  • Entrance Enhancements and Signs - Past surveys and resident feedback indicate that the entrances are an important reflection of the neighborhood. The board is exploring upgrades to the signs and landscaping at the entrances and is hoping to have work completed by the summer of 2017.
  • Culvert Repair - The board will evaluate certain areas that collect water during heavy rainfall and service as required to avoid dangerous circumstances.
Board Elections
According to the bylaws, board elections should be done by secret ballot. M. Nagler prepared and distributed ballots for the 2017 Board. Nominations included current board members Paul & Mary George, Mike Kasper, Natalie Lowenfeld, and Sandi Soens.

There were no other nominations from the floor. Ballots were tallied and all board members were reelected.
Welcome New Neighbors

Syphachanh and Viengvilay Soisaleumsack moved into 
22963 Willowbrook Dr. from Warren. They are expecting their first child in January.

Kevin and Heather Pope moved into  37620 Baywood from Farmington Hills. They have 3 children - Domic (14), Madeline (10) and Charlotte (9-months).
