Dear , My life is becoming more virtual every day as online activities become more efficient and the bandwidth pipe grows larger and larger. I find myself going to the web to research almost everything. It doesn't make sense to go shopping in the store when you can shop online, compare prices and quality, and have that small piece of hardware that's missing from the filing cabinet delivered to your house in two days. Even I can wait two days for it to arrive and I don't mind paying a little extra for the convenience. Is it all good, or are we becoming an impersonal virtual society? I'm not sure what the answer is but I do enjoy being able to accomplish so much online.

I hope you enjoy this month's newsletter and I hope you will forward it to your friends, family, and colleagues who may be thinking about buying a home in the Upstate. All my best, Keith (864-420-0262)

September Market Update

Inventory grew 10% for the month of August compared to last year and that mirrored the 8% year over year growth in inventory from last month. I hope this is a trend and not an anomaly as the real estate market normalizes and we begin to see the movement towards the buyer. The number of transactions was up 8% in August compared to August 2016 and is still in record territory but the months of supply rose from 4.1 to 4.8 months.

We at The Buyer's Broker believe the more you know, the more you will want The Buyer's Broker of Greenville to represent you in your next real estate transaction.
The 10-year Treasury yield continued its upward trend, rising 7 basis points this week. As we expected, the 30-year mortgage rate followed suit, increasing 5 basis points to 3.83 percent. This week's uptick in the 30-year mortgage rate ends a nearly two-month streak of declines.

The headlines of North Korean officials saying that the US had "declared war" and that North Korea had the right to shoot down US warplanes even outside North Korean airspace pushed rates.  When news headlines include the words "US, declares, and war" financial markets tend to respond, even if much of that response is driven by headline-reading trading algorithms.  "in general, these sorts of headlines lead investors to shed risk--something that frequently takes the form of selling stocks and buying bonds. Fall weather seems to be arriving late this year but it will arrive, and that means preparing your home for winter weather. The three items that come to my mind at this time of the year are cleaning the gutters, checking the heating system, and making sure the envelop of the house is sealed and tight. There are many checklist to view online and I've created links to  several. I think Today's Homeowner has the best list but you might want to check out Bob Villa's checklist and DIY Network has the most comprehensive checklist. We all pick and choose which items need immediate attention and which items to put off for another time but remember water is the enemy and it always gets more expensive the longer you put it off.
