Are you concerned about 150+ foot tall buildings being built in the center of Mission Hills?

Would you approve destroying single family Craftsman Bungalows in Mission Hills to build apartments and condominiums?

The City Council is on the verge of approving zoning changes that would allow 150+ foot tall buildings in Mission Hills and the destruction of single family houses built in the 1900s to 1930s to make way for apartments and condominiums.

Our Mission Hills community has worked with the city planning department for over seven years to update the Uptown Community Plan and correct flawed zoning. Many of our residents attended meetings and signed petitions to tell the City what they want. Our land use map was the result of careful analysis and compromise with other groups. The corrections we requested on behalf of Mission Hills included:

(a) Protections for existing single family areas from inappropriate multifamily zoning and
(b) A firm 50-foot height limit within the MH commercial core.

That proposed plan has been replaced, at the last minute, by a plan to allow for extensive development and 150 + foot tall buildings in Mission Hills.

Mission Hills Heritage has been deeply involved in the planning process for the past seven years. We were shocked and dismayed by this last minute "bait and switch" and we must inform our members and all Mission Hills residents that this "last minute" change will result in:
  • The potential destruction of some of our most affordable and historic single family areas
  • The increased likelihood of massively oversized buildings and increased traffic congestion in our commercial core.
Can we stop this betrayal of the community trust and dismissal of seven years of community work??

Not without your help! We ask you to:

1. Send email or snail mail to our Councilmember Todd Gloria and the other members of City Council, and to Mayor Faulconer (a sample letter/email, along with email and snail mail addresses are below). Ask your friends and neighbors to do the same.

2. Plan on attending the City Council meeting on Monday November 14 at 2 pm (details to follow) and voice your opinion/concern about the proposed plan. Bring your friends and neighbors. We encourage you to speak, but just your presence will help send a message to the council.

Here is the proposed letter/email: [email protected]

Dear Councilmember Gloria,

I strongly support the Mission Hills Heritage Land Use Map for inclusion in the Uptown Community Plan. I strongly endorse a firm 50-foot height limit and preservation of existing single family neighborhoods in Mission Hills. I endorse "common sense" development in the commercial sections of Mission Hills concurrent with the infrastructure improvements necessary to alleviate the traffic congestion generated by the development.

The Community Plan revisions proposed by the Planning Commission at its October 6, 2016 meeting-and now endorsed by the City Staff-do not represent the will of the residents in Mission Hills. I strongly object to the lack of transparency and lack of community input to the Planning Commission "last minute" revisions.

Thank You,

And for Mayor Faulconer:  [email protected]
