Remodeling Survey

Bathroom and kitchen remodels remain the most common renovations, however, basements, whole-house remodels and both large and small scale additions are returning to levels not seen since prior to the housing downturn.

This is according to the National Association of Home Builders who just released their survey pinpointing the most common remodeling projects undertaken by homeowners through the first quarter of 2016.

Homeowner remodeling projects are motivated primarily by a desire for better/newer amenities and the need to repair or replace old components.  Energy efficiency continues to be a top demand, with more and more emphasis on Energy Star-rated appliances.

Other popular features include walk-in closets, or closet organizers in the master bedroom, laundry rooms, central islands, and granite counter tops.

The 5 most expensive words in remodeling

"While you are at it"  These words often result in change orders that quickly add up.

In your mind "while you are at it" is simple.  A plumber, electrician or contractor is already working on a project in your home so why not add this or that.  Be aware of what you ask to have done.  "While you are at it" can mean service fees so be aware of the implications of asking.

To prevent change orders, try to think carefully about everything involved in your project before the start date to make sure they're included in your scope of work and your contract. It will more than likely save you money - and a few headaches down the line.

Here's a quick rundown of some common change orders (the good, the bad and the ugly)

The Good
Adjusting doors.   Changing out a faucet.
The Bad
Painting an additional room.
The Ugly
Structural changes such as moving a door from one side of a room to another, or moving a wall.
