Hirst Decision Conference Call 




Washington REALTORS ® offered members a conference call, last week on the Hirst (water rights) decision: What the 2017 Legislature Didn't Do, What it Still Might Do, and What It Means at the Local Level.
 
This informative session reviewed the State Supreme Court's Hirst Growth Management Act decision regarding water availability for new private wells, proposals in the 2017 Legislature to modify the Hirst decision, and what is currently occurring at the local level.

Spokane County is operating under an Interim Zoning Ordinance which permits development to continue on some properties.

Housing Conference  Releases Report 



NAR Chief Economist and Vice President of Research, Dr. Lawrence Yun, made his first public appearance in Spokane, last week, at the 2017 Housing Conference, convened by your Spokane Association of REALTORS ® and the Spokane Home Builders Association.
 
The event was held over breakfast at the Lincoln Center on Friday, September 8th, to a capacity crowd of 150 members and guests - including many local elected and government planning officials.

Dr. Yun (at podium in photo, above), shared both national and local economic statistics and explained their impacts on home ownership - currently at a 50-year historic low across the country.   
 
Inventory, affordability, and desire to own are the key influencers on many younger potential home buyers who are choosing not to move out of childhood homes, or choosing to rent.
 
 
 
 



The event was convened to present publicly, for the first time, the SAR-commissioned report (pictured above): Analysis of Residential Development Capacity in Spokane County.

SAR Endorses No on Prop. 2 Campaign

 
 
 
 
The SAR Board of Directors, at its September meeting this week, voted to endorse the No on Prop. 2 campaign, currently underway.  You may see the association's name and logo in its campaign literature. 
 
Prop 2 would make shipping coal or oil through Spokane via railroad a Class One civil infraction, subject to a penalty of $261 per railroad car.  The association holds its No on Prop.2 position for two reasons: 1) it would remove the railroad's quiet enjoyment of private property which has existed for more than 150 years; 2) it would force the transfer of contents from dozens of coal and oil tankers to  hundreds of trucks a day at each city border crossing in order to move a legal cargo through Spokane - or the elimination of much rail traffic through Spokane entirely.     
 
Proposition 2 will be on your November 7th General Election ballot, if you're a voter in the City of Spokane.
 
The association encourages your own discernment on the issue, of course, but recommends a "no" vote on Proposition 2.

Call for Action - Successul!

 

The recent NAR Call for Action to urge extension of the National Flood Insurance Program (NFIP) was successful!

Thank you if you are among those 265 SAR members counted - a participation rate of 18%!

The NAR Call for Action concluded Friday, September 8, 2017 at 5:00 p.m. eastern time.

NAR will continue its legislative advocacy efforts for the 21st Century Flood Reform Act until this long-term reauthorization and reform bill is enacted.

Broker has been asked, by Broker's Client, to sign notices on the Client's behalf.  
 
Client, for whatever reason, is unavailable to sign documents and wants to authorize the Broker to sign on Clients behalf.  
 
Is Broker allowed to do that?

Clubhouse Welcomes 282 Visitors

 
 
The Clubhouse at Sacred Heart Children's Hospital - an SAR-designated community partner - shares word that it had over 282 visitors in August - up from last August when it had 206 visitors.
 
If you volunteered at the Clubhouse in August, thank you!  You are the reason 282 visitors had a place to enjoy childhood at the hospital last month.  If you haven't volunteered at the Clubhouse yet, think of it as 282 reasons how you can make a difference in our community!

Anatomy of a Successful 1031 Exchange

 
 
 
Two veteran real estate practitioners - one a fellow member from Sandpoint, Idaho - will share their experiences structuring tax-deferred 1031 like-kind exchanges that worked well for their clients and answer questions about what makes a good exchange transaction.
 
The Facebook Live event will happen Thursday, September 28th, at 11 a.m. Spokane time.  
 
Dean Saunders, ALC, CCIM, broker-owner of Saunders Real Estate in Lakeland, Fla., and Raphael Barta, associate at Century 21 RiverStone in Sandpoint, Idaho, will join Jean Maday, NAR director of commercial real estate development and services, to walk you through well-structured 1031 exchanges.  
 
NAR's point person on tax policy, Evan Liddiard, will be on hand to talk and answer questions about tax reform proposals in Washington that could impact 1031 exchanges.

Nominations are open for directors to serve on your association board for 2018-2019.
   
There are five, two-year terms available on the board.

Nominees for directorships must be REALTOR® members who have served on a minimum of two (2) standing committees within the past seven (7) years or on one (1) standing committee within the past three (3) years. 

If a candidate has served on only one (1) standing committee within the past three (3) years that candidate must also attend two (2) Board of Directors meetings within the twelve (12) months prior to running for Director. 

Beginning in 2015, candidate committee attendance must be at a minimum of 80%, inclusive of excused absences, in order for service on said committee to be used to meet eligibility requirements. 

To place a name in nomination with the Nominating Committee, please complete the application, offered below.

Stewart Title of Spokane announces it has been purchased by a group of Spokane investors who will re-name the company Vista Title and Escrow.  CEO Anthony Carollo says the transfer will be complete  October 1st.
 
Stewart Title opened here in 2004.  It will remain in its current location after the change (908 North Howard Street, Suite 200).  The firm says existing customers should experience a seamless transition.
