"If you build a lake, old people will move there."

This was one of my favorite takeaways from this year's State of Atlanta Conference.  If you missed the conference you missed some great presentations filled with lots of practical information.  Go ahead and pencil in October 5th for next year's conference and plan on bringing a client with you.  I think you will both be glad you attended. 

Speaking of old people, our profession continues to grey and shrink for a variety of reasons.  We are losing about three percent net of our credentialed appraisers each year.  Only 12 people became registered trainees in Georgia in 2015.  One thing the Atlanta Area Chapter has done proactively is to get our initial set of four courses approved by the Veterans Administration for GI benefits.  If you know of any of Georgia's finest young people who are retiring from their military careers, please let them know about our profession. The GI Bill will pay for the first four courses needed to become a registered appraiser in Georgia.  My experience with retired military personnel is they make great appraisers.  We are finding it difficult to market this opportunity, but we know it is a target rich environment.  So if you have any ideas please let me know. 

Speaking of younger appraisers, we had a great turnout that included many young appraisers at our Topgolf event.  A fun time was had by all, even this old guy.  Look for more of these causal events and come out and enjoy some fellowship with your colleagues. 

We are having a special four-hour CE event on November 10th.  You will find more on that elsewhere in this newsletter, but suffice it to say this it is an important topic and everyone should understand what is going on with these dang lawsuits.  That evening I will preside over my last business meeting and will be handing over the gavel to Andy Sheppard, MAI.  We will have heavy hors d'oeuvres at the reception afterwards and I am sure there will be much rejoicing.  I know Andy will do a great job in 2017, he has proven again and again that he is a real go getter.  We will also honor our many veterans that evening.

Continuing Education & Attendance Policy
The Appraisal Institute and the Georgia Real Estate Appraisers Board have approved 4 hours of continuing education credit. 100% attendance of classroom time is required to receive credit. One (1) hour of extra AI CE credit is approved for attendance at both the seminar and chapter meeting. Please be advised that the chapter meeting is not approved for state CE credit. 
 
Hot Topics & Myths in Appraiser Liability (12:30 p.m. - 4:30 p.m.) 
This seminar provides an overview of appraiser liability issues and best ways for appraisers to prevent liability claims.  The seminar covers the current liability trends affecting appraisers and dispels some common myths and misunderstandings.  Actual lawsuits and claims form the foundation of the program.
 
Who sues appraisers? What do they sue for?  How does the concept of intended user in an appraisal relate to an appraiser's potential liability? Can an appraiser be sued more than five years after the appraisal - i.e., what are the relevant statutes of limitation?  How long should an appraiser keep a work file? What should go in a work file to help the appraiser in defense of a lawsuit?  What liability exposures exist for appraisal review work?  What does E&O insurance cover?  These are the types of questions answered by the seminar.
 
Meet the Instructor
Peter Christensen, General Counsel, LIA Administrators & Insurance Services
The instructor is attorney Peter Christensen. Peter is the General Counsel of LIA Administrators & Insurance Services, which provides professional liability insurance to about 20,000 appraisers.  LIA's E&O insurance program for appraisers is endorsed by the Appraisal Institute.  Peter also maintains LIA's website about appraiser legal issues at www.appraiserlawblog.com.  Peter responds to insureds if they have been served with a lawsuit, demand letter, or notified of a disciplinary complaint. Peter is a graduate from UC Berkeley School of Law.

Topic:   Atlanta Film Industry - Ms. Lee will cover the general impact of film studios on job creation and the housing market. She will also address factors that make a good film location and how we might advise clients for submitting their properties for inclusion in the state's database of potential filming locations.

We have a Candidates' meeting scheduled in conjunction with our 2017 Winter Chapter Meeting, on Thursday, January 26, 2017.  The Candidates' meeting will be held from 11:00 AM to 12:00 PM at the Cobb Galleria Centre.  It will be followed by the Chapter's afternoon seminar, reception, and dinner meeting.
 
Our chapter currently has 84 candidates for the MAI designation, 6 candidates for the SRA designation, 11 candidates for the AI-GRS designation, and 4 candidates for the AI-RRS designation.

CHICAGO (Aug. 9, 2016) -Bradley R. Carter, MAI, of Atlanta, received the George L. Schmutz Award; Stephen D. Roach, MAI, SRA, AI-GRS, of San Diego, received the James H. Pritchett Award; Charles G. Dannis, MAI, SRA, of Dallas, received the Dr. William N. Kinnard Jr. Academic Award; and Byron E. Miller, SRA, AI-RRS, of Minneapolis, Minnesota, received the Y.T. and Louise Lee Lum Award from the Appraisal Institute Education Trust during the Appraisal Institute Annual Conference July 27 in Charlotte, North Carolina.
 
Established in 1959, the George L. Schmutz Award recognizes an outstanding technical manuscript or publication on real estate valuation regardless of the author's occupation, affiliation or publisher. The winner is selected by the Appraisal Institute's Publications Review Panel.
 
Carter was honored for his work on the Appraisal Institute-published book"A Guide to Appraising Automobile Dealerships." Since 1990, he has provided appraisal and counseling services relating to more than 200 automobile dealership properties, including several of the largest automobile dealerships in the southeastern United States.

Donna Bordelon, MAI
Sr. Vice President, Director of Valuation Services
Donna Bordelon, MAI is Director of Valuation Services for State Bank & Trust Company, a $3.5 billion community bank in Buckhead.  She came to Atlanta after graduating from Louisiana State University with a Bachelor of Science in Finance.  Donna has spent the past 28+ years in the Atlanta banking and appraisal industry, underwriting commercial loans, working as a fee appraiser, and managing the valuation function for three different financial institutions.  Besides her great passion for real estate valuation, Donna enjoys tennis, hiking, and Sporcling.


Garrett Gerstung, MAI

Garrett Gerstung graduated from the University of Georgia in 1999 with a degree in Finance. Early employment included Mutual Fund Custody Accounting at Investors Bank & Trust, Accounts Receivable Management with Vail Resorts, and Advertising Sales with Turner Sports in the CNN Center. Garrett became an appraiser at McColgan & Company in the early 2000's and then grew as a real estate analyst going to work for the Capital Markets Team of Jones Lang LaSalle Boston in 2007. Market conditions returned him to appraisal in 2008 as he joined the Atlanta Office of National Valuation Consultants, where he has been employed since.  Garrett has a wife, Allison, and two children (Palmer - 4 & Ash - 2) who enjoy typical family activities such as a road trip to the mountains or the beach, a Braves game, or just lemonade on the lawn in the backyard. 


David Thibodeau, MAI
Principal Partner, Benchmark Real Capital Advisors, Inc.
David attended Georgia Tech where he earned a degree in Mechanical Engineering. He started his career with Motorola designing manufacturing systems for the cell phone industry. While with Motorola he completed a MBA degree at Georgia State University and transitioned to a new role of market research and global business planning. After 15 years in the corporate world, David decided to change directions and venture into a new career in real estate. He started working under Ronald Foster, MAI, whose firm primarily specializes in fee appraisals for litigation support and eminent domain. After seven years with Ron Foster, David went on to join Grubb & Ellis's national valuation practice as a senior appraiser where he gained extensive experience in a wide range of property types and markets. He later joined Newmark Grubb Knight Frank's global brokerage firm where he served as the Southeast U.S. Regional Manager for the appraisal practice. While at Newmark he worked with associates on the west coast to build a national healthcare specialty practice group, which helped leverage one of the brokerage's core competencies. David is now a principal partner at Benchmark Real Capital Advisors, a firm that provides real estate consulting for financial institutions and investors along with market research and litigation support for various other industries.

AI Participates in Key Industry Events
In keeping with the Appraisal Institute's commitment to convey its thought leadership to real estate professionals and others, I was joined by President-Elect Jim Amorin, MAI, SRA, AI-GRS, and Chief Executive Officer Fred Grubbe, MBA, CAE, at the National Association of Romanian Valuers (known as ANEVAR) Valuation Conference, September 9, in Bucharest, Romania. I presented on AVMs, BPOs and appraisals, while Jim addressed use of engagement agreements. Additionally, Vice President Jim Murrett, MAI, SRA, and Fred and I represented AI at the biennial 28th Pan Pacific Congress, September 26-29, in Kyoto, Japan, where I addressed the role of U.S. appraisers in the global financial market.

Immediate Past President Lance Coyle, MAI, SRA, attended the Five Star Conference's National Appraisal Congress session, September 12, in Dallas. Lance also represented AI at the Baltic Valuation Conference, September 22-24, in Gdansk, Poland, where he addressed market value and highest and best use.

AI also exhibited at the Appraisal Summit and Expo, September 12-14, in Las Vegas.

September "Volunteer of Distinction" Honoree Named
The Appraisal Institute honored Eric C. Schneider, MAI, of Region VII (San Diego Chapter) for his AI service as a "Volunteer of Distinction" for September.

Appraisal Institute Designated Members, Candidates for Designation, Practicing Affiliates and Affiliates may nominate other AI professionals by submitting the nomination form to their chapter's executive director or president. Each region's honorees then are chosen monthly by their regional executive director, in conjunction with the region's chair and vice chair. Check out the nomination form and additional information about the "Volunteer of Distinction" program.

  • The list of presentations from the Appraisal Institute 2016 Annual Conference are now available.
  • The Appraisal Institute recently received an Award of Distinction in the annual Videographer Awards for AI's video, "Valuing Stigmatized Properties." The Videographer Awards are administered and judged by the Association of Marketing and Communication Professionals. Watch the video.
  • If you haven't already done so, I encourage you to check out the latest quarterly editions of Valuation magazine and The Appraisal Journal, which contain timely and informative articles about relevant topics.
  • The Appraisal Institute posted a new video this month featuring James Henderson, SRA; Karl Finkelstein, MAI and Randy Scheidt, MAI, SRPA, SRA, discussing the value of receiving an Appraisal Institute designation. AI also posted a video describing how itbrings together the pieces for business success.

Our sincere condolences go out to the family and friends of Joseph L. Walker, MAI, SRA, who passed away on June 22, 2016.  Mr. Walker was a long time designated member of the Appraisal Instituting and served as the Atlanta Area Chapter Appraisal Institute President in 1971.
 
Joseph L. (Joe) Walker, SRA, MAI, age 76, of Atlanta, GA passed away peacefully on June 22, 2016. Joe was preceded in death by his mother and step-father, Nettie and Herman Joyce, his older sister Carolyn Sapp and younger brother, Earl Walker. He is survived by his three nieces: Karen Barnard, Kim Boyles and Gwen Phea, one grand niece, four grand nephews and two great grand nieces and five great grand nephews and many dear friends. Joe himself asked for no flowers but to please make donations to the Joseph L. Walker Scholarship Fund at Georgia State University. Published in the Atlanta Journal-Constitution
