 The Swan Lakers...
One of my volunteer activities is working with the non-profit Swan Lakers. This wonderful group of volunteers is devoted to preserving the natural, cultural and historical resources of our beautiful Swan Lake. This year, John Lang and I hosted the 2016 Annual Meeting. We were blessed with good weather, great food and a truly wonderful group of friends. Because Bigfork is not incorporated, much of the work is done by dedicated volunteers. My gratitude goes out to all the citizens of the Bigfork area who do so much good and help protect this incredible corner of the world.

Bigfork's "Big Fork!" is the newest addition to our little village. It is made by a local artist of powder coated steel and is a real photo opp for both tourists and locals alike! Check it out and while you're at it, go upstairs and enjoy some sushi at  SakeToMe!


Hello dear friends and clients, 

August is gone and September's beautiful cool nights and warm, sunny days are upon us. I love September and October in the Flathead. The air is crystal clear and the skies are so blue. There's just a hint of fall color. As you know, I keep a swift pace and to relax, I love to cook and read. For this reason, I am starting 2 new features in my newsletters. One will be a recipe corner and the other, a reading recommendation. I hope you will enjoy them both and let's try some of my sucessfull recipes together. Bon appetit! 

Now, let's talk about the market:
According to Kelley's Market Trends, a fter 3 months with the number of residential sales below 2015 levels, August changed directions with the number up 13.3% over August of 2015. In the first 8 months of this year, there have been 1,078 residential sales, compared to 1,101 sales in 2015. The total number of sales is still down 2.1% compared to last year at this time.  Mortgage interest rates continue at  record lows with the average 15-year rate at around 2.875% and the average 30-year rate at around 3.625%.  In the first 8 months, 54.1% of residential sales were on small urban or suburban lots, 22.8% were on 1/2 acre to 3 acre lots and 14.4% were on 3 to 20 acre tracts. There were also 40 waterfront home sales, representing 3.7% of the market.
 
We are down to 12 months of inventory (from 14 last month). I  always encourage my sellers to price their property  competitively. On that note, I would be happy to meet with you, go over the sold properties in your area, and help you find a price that makes  sense to you and reciprocally to prospective buyers that will drive them to your listing. Upside Down Tomato Torte
This delicious torte came to me from the Food Network. From our bountiful Farmer's Markets in Kalispell, Whitefish, Columbia Falls, Bigfork and Polson, I was able to get the best summer--fresh cherry tomatoes, freshly cut basil, wonderful and fresh sweet onions and local artisnal cheese. 


I paired this delicious treat with a Bourgueil from Domain de la Chanteleuserie and voila! 
Eat it while it's hot. From my kitchen to yours.
