SAN JOSE SCORES HIGH ON CAR-FREE COMMUTING
#whysj
According to a recent analysis from Redfin, a next-generation real estate brokerage, San José ranked highest among the 50 most populous cities of the US. With an overall score of 70 out of 100, San José also boasts many neighborhoods that rank even higher, such as parts of Downtown that score 99.

The Redfin Opportunity Score  is a rating from 0 to 100 that measures the number of jobs within a 30-minute, car-free commute from a given address. An Opportunity Score of 100 represents a home with the most job access, and scores are weighted by population. Opportunity Score is currently available in more than 350 cities across the country. San José  is the most accessible city for workers without a car, followed by Milwaukee and Albuquerque.

The Opportunity Score assigns an address a rating, from zero to 100 that represents how easy it is to get to nearby jobs without a car. Scores also consider the local population to reflect the fact that places with more people likely have more competition for local jobs

NORTH SAN JOSE
/ GIGAYEAST - NSJ FACILITY SERVES BEER INDUSTRY NATIONALLY
#nsj

Mayor Sam Liccardo presided over the ribbon-cutting for GigaYeast 's new manufacturing facility in North San José, noting the City's growing presence in the craft brewing industry.

The new facility, located at 2526 Qume Drive, Suite 21, is a 6,000 square-foot man ufacturing facility with the capacity for producing enough yeast to produce 150,000 gallons of beer per month. GigaYeast is one of five leading US manufacturers of liquid brewer's yeast that is the key to brewing beer.

With customers around the world,  GigaYeast retains its artisanal heritage while it settles into expanded facilities that will help it increase production by more than ten-fold. Television news was on hand for the occasion; and KPIX aired an excellent segment.

DOWNTOWN
/ MUSEUM PLACE PLANS UNVEILED
#dtsj

The developers behind Museum Place - downtown San José's most ambitious mixed-use tower - have submitted their first formal plans to the City, showing a revised design and a larger residential and hotel component. Insight Realty won the contract in a design contest last year, with a striking design by Steinberg Architects.
The formal plans plans include 213,820 sf of office space, 334 condos, a 143-room boutique hotel, 12,171 sf of retail, and a 60,000 sf expansion of The Tech Museum (ground floor plus one level underground). There will be enough parking for 1,000 cars, all underground using a system where cars can be stacked on top of one another. The building will also have one of the slickest signage/lighting systems in Downtown.

This version has been "supersized" according to
Dennis Randall, managing director for Insight Realty, which is spearheading the project with China New Era, a Chinese development and investment firm. "It's a very progressive, very urban plan." Part of the project includes a new exhibit hall for The Tech Museum of Innovation. The design includes layers of landscaped terraces, extensive balconies, and a look and feel that appears different from all angles, and will help activate a paseo that runs between Park Avenue and the Convention Center.  More information and visuals for the first new office space to be built in Downtown since 2010 are available in this article.
