Here is an interesting one that we encountered. I don't think I need to really explain why this would be a concern; what I should mention though is that the piece of wood that this post-and-pier is holding up is the main support beam under the master bedroom, so is worthy of attention to say the least!
It so happens that this is a very simple structural fix, and yet this is a huge "structural liability" in the event of an earthquake. We will be adding additional lumber both horizontally and vertically such that the weight will be loaded directly onto the concrete pier, as it should have been right from the start. Though this has been this way since 1954, it is under $100 to repair properly and could save thousands in damage that might have otherwise occurred.
Finding and eliminating the worst offenses is what we do, thereby providing effective foundation solutions to help extend the useful life of existing foundations.
