"Appreciation and thanks to Susie Burns and her team!  I have been on a watch list through her website for the past few years as part of a casual search for a home in Hot Springs Village.   With my obtuse wish list and 'I'll know it when I see it' approach, Susie's patience and amazing ability to find attractive properties produced a winner for me.  As a long distance buyer, her team offered a complete, turnkey transaction from contract to closing in record time.  I'm very excited to be part of her network."

Many times we don't use the space in our home to our best advantage.  There are many things you can do to create the feeling of more space and to give your home a more airy feeling.  Of course, remodeling is an option, but there are also some more conservative ideas, like new lighting and paint.

It also could be that you just need to take a look around and declutter.  A new barn door in the place of regular or French doors, can save square footage.  Some pieces of furniture may be too large for a space.  You might even consider adopting a minimalist style, which means you don't have the need to decorate every part of a room.  You might also look for pieces that double as storage.  When decorating the home, more and bigger are not always better.

Sincerely,

Susie and Nichola

Tips to Create More Space In Your Home

If you are thinking about making changes in your home, you might want to assess ways you can create or manage space more efficiently.  Here are five great ways to create or optimize space in your existing home.

Finish an unfinished basement.
A basement can hold limitless potential and increase resale value of your home.  Think of the possibilities:  a home theatre, office, spare bedroom or recreation room.  Choosing the right insulation is critical.  Look for products that are vapor permeable, dimensionally stable and mold/moisture resistant.  For interior walls and ceilings, Safe 'n' Sound insulation is ideal because of its ability to absorb noise and indoor traffic sounds, ensuring the space is a peaceful one.

Create a more open-concept feel with light and color.
If your home wasn't blessed with towering windows, installing French doors and pot lights can encourage light to travel more freely, creating the illusion of space.  Likewise, choosing a paint color for walls, trim and moldings that is lighter and cooler in tone will help to reflect light and give the room a more open feel.

Remove non-load-bearing walls.
Removing structurally unnecessary walls can make your whole home feel larger, improve flow, lighting and the function of your home.

Convert your garage into usable living or work space.
For many, the garage becomes an overflow room for storage - and often a headache.  Think about converting your garage, or a portion of it, into another living space.  Install carpet and quality thermal insulation such as Roxul Comfort batt to block outdoor noise and keep in warmth.

Adopt a Minimalist's Style.  Choose furniture and accessories carefully.
Begin looking around your home for furniture or accessories that overwhelm the space.  Interior designers recommend choosing low-profile or small-scale furniture for rooms with less square footage.  Dual purpose items, such as ottomans with storage inside, are a great way to save space and keep you organized.  This also helps when trying to sell the home, by not giving potential buyers too much to look at, taking away from the home itself.

Trending:  Sliding barn doors deliver style, efficiency for home.

Good reasons to use barn doors....
  • Many homeowners hear the term "barn door" and think of reclaimed rustic wood, but contemporary barn doors offer many more aesthetic choices than their traditional image suggests.  There has been a trend toward solid, fine-milled hardwoods like walnut and cherry for sliding doors, which not only gives them some heft but also brings warmth and character into your home.

  • While pocket doors have similar space-saving benefits, installing them requires wall reconstruction, which can be messy and expensive.  Because barn doors slide on hardware that's installed outside the doorframe, they don't need any real preparatory construction, saving time and money.

  • Barn doors maximize small spaces.  A sliding barn door takes up a sliver of space, where a traditional door can use up to 9 square feet of space.  You just need enough adjacent wall footage to slide the door over.

  • There is a great selection of barn-door hardware that can elevate the look of your doors.  You can use sleek, high-tech tracks in satin-finish stainless steel for a modern vibe, or for a more rustic or industrial statement, think blackened iron or raw steel.  There are so many possibilities, so let your imagination and style show.

GOLF DEPARTMENT

Golf Course Maintenance: As the temperatures drop, it signals the beginning of the season where frost delays may occur. Frost is frozen dew that has formed on the grass, making it hard and brittle. When frost is present, Golf Course Superintendents delay play until the frost has melted. This is done to prevent damage that affects the quality of the playing surface and could potentially be very expensive to repair.

Shotgun Season: This will begin on Wednesday, December 1. Balboa, Granada, and Magellan golf courses will start at 11 a.m. each day. Please see member portal for instructions on lottery requests during shotgun season.

Twilight Golf:   Twilight golf now begins at 1:00 for members and 2:00 for the public.   The Twilight rate will be offered to members, their families, and accompanied guests.

Medical Flags: To save property owners money, Medical Flags will no longer be needed. After discussions with members, Director of Agronomy Gary Myers, the Golf Committee and the Golf Department, we will give golfers more opportunities to ride on the golf courses, weather permitting. The discontinuation of the Medical Flag program is not the removal of a benefit, but rather represents a choice not to charge anyone for a flag that does not provide an added value as a return on the expense.

HSV State Weeks:
Invite your friends and family to play and save in Hot Springs Village! Guests who play during their designated state's week play at member rates. This includes golf fees, fitness center day passes and tennis court reservations. The 2017 HSV State Weeks calendar is available online.
