Cape Cod Sales Statistics - November 2017
 
The most recent Cape Cod single family home sales statistics are now available and sales continue to be off due to low inventory.  Both closed and pending sales were down 21% over November 2016 and inventory was down 25%.  This trend is continuing right through the end of the year.  Only time will tell if 2018 reverses the trend by showing with more new listings on the market.  Median sale prices are up only slightly compared to November 2016, but 6% year over year.

Mortgage Watch - Interest Rates Ticking Upwards
  
After a quick spike in mid-December, interest rates backed off to close out the year right around 4% for a 30-year fixed.  But the trend is still upward when considering rates throughout 2017 and could continue.  Many experts recommend locking in if you are actively planning to buy. (Source:  Mortgage News Daily)

Thinking of Selling in 2018?  Be Prepared!
  
If you're planning to sell your Cape Cod home in 2018, the time to start planning is NOW.  2017 was marked by historically low inventory in the Cape Cod real estate market. Many buyers never found the home of their dreams, meaning there is pent up demand going into 2018. Sellers will likely benefit from this in the form of higher sale prices and fewer days on market. In 2017 (through November), median sale prices of single family homes rose 6.1% to $398,000 and average days on market dropped by almost 20% to 111.
