Another Day, Another Battle...
A short update on the actions of the Florida Legislature affecting Associations in 2017
By: Partner, Brian Hess

As you may be aware, the Florida legislature approved six bills that directly affect community associations in the 2017 legislative session.  The governor approved five of these bills, and vetoed one of them.  This article will quickly address the three bills that provide the greatest effect on our client associations, and will give a short summary of how they may affect your association.

Is Your Association Driving You Crazy?

Do you know of a Board who may be overwhelmed with new changes to the law?  Having problems collecting delinquent assessments or owners who flout the rules?  We can help them.  That is what we are here for - to make board members and managers' job easier and to take the heat off of them.

If you know of any Association (maybe yours?) that is frustrated with the challenges facing their Association, please have them contact our Director of Public Relations, Arlene Ring, through any form listed below:

Maitland Office:  ( 407) 875-2655 x129
Melbourne Office:  (321) 751-3449 x 129
Or after business hours/weekends: - 24/7:  (407) 808-2553

Each time we receive a referral from wonderful people such as yourselves, we are so humbled by your vote of confidence in the firm that "Embraces Community."

Abused Pets Could Use Your Help!

Our pet donation drive last winter was so successful that we are ready to start another round. These abandoned pets need support just like any other charity, and Clayton & McCulloh is responding to that call.  We will again be collecting donations at any of our office locations with the donations to each office going to their respective local Humane Society. We truly appreciate the support shown for this charity by all of our clients, and non-clients in the past, and we cannot wait to see what we can all accomplish together going forward.

If you have any old towels, blankets, new pet food, and/or a monetary donation please consider donating them to this worthy cause. These organizations have an especially dire need for cat litter which they told us "is like gold around here." We will b e collecting donations at both our Maitland and Melbourne Offices. Our collection period will end on August 31. Please find it in your heart to help these poor, scared, unloved pets. Donate your old towels, blankets, new pet food, cat litter, resources, and if at all possible - adopt a new member for your family from one of these amazing organizations.

If you have any questions, please contact our Public Relations Department  here.

Frequently Asked Question And Answer Sheet

Condominiums are required to maintain a "Frequently Asked Question and Answer Sheet" to provide to prospective buyers of Condominium units.  This important document should be updated on an annual basis.  The Florida Supreme Court has ruled that preparation of this document is the practice of law and must be prepared by an attorney.  Clayton & McCulloh can assist you with preparation of this document on a fixed fee basis.

For more information please contact our Director of Public Relations, Arlene Ring, at (407) 875-2655 x129.
Selecting And Working More Effectively With Managers

Do you know how to find a manager?  What questions you should ask?  Once you found them, how can the Board work more effectively with the manager so you maximize the cost effectiveness?

All these questions and more will be answered at our "Selecting and Working More Effectively with Managers" Community Connect Chat in September.  Our Director of Public Relations, Arlene Ring, and a manager will be providing this course (not for credit) at each of our offices.  This informative 1½ hour course (including question and answer time) has been designed to help Board Members in these endeavors.  At each location, a manager who does not manage in that area will be partnering with Arlene to provide this informal class.

To encourage the Board Members to freely engage in the program, managers will not be ineligible to attend, but are encouraged to contact Arlene no later than August 10th with suggestions for the program and/or any questions you may have regarding this event.

There has been a lot of interest in this class and it is expected to fill up quick. Make your reservation now to reserve your spot to this free event complete with refreshments.  For more information, click here.
Time For A New Manager? We Can Help!

Are you thinking "Wow! This is more work than I want to do" or "Not sure about our present manager - maybe we should look into possibly hiring a new one?" Does this describe how you are feeling?

If so we can help - even if you are not currently a client.  How?  Our Director of Public Relations has been helping Board Members find managers for 25+ years through our Complimentary Management Referral Service.  Having formerly served on community association Boards as well as networking with thousands of Associations through the years, she has gained insight on selecting managers and management companies.  In the early 1990's in response to requests from our clients, she developed our Complimentary Management Company referral service which has become one of our most popular services.

We feature a complimentary Management Company Referral Service to help you find a Manager or a new Manager! If you have a Manager presently, we always recommend trying to work it out with them as you have a history which is quite valuable.  If you are uncomfortable about approaching your current Manager or Management Company, as one of our clients, we can contact the company or Manager to see if we can assist in resolving the issues.  If you do not believe your differences can be worked out or if you do not have a Manager presently and would be interested in hiring someone to take the daily routine off your plate, contact us for our Complimentary Referral Service.

We have been adding new Management Companies of all sizes to our referral service!

Here's the service for non-clients:
  • We send you a list of at least three management companies in your area with contact information; and
  • All we ask in return: Please advise us as to which Manager/Management Company you selected.
Here are the highlights of the service for clients:
  • We send you a list of at least three management companies in your area with the contract information;
  • Optional meeting at any of our offices with our director of Public Relations wherein you will receive guidance in what to consider when hiring a manager/management company, the pros and cons of a management company versus an independent manager, and preparation of a list of questions to ask your prospective managers; and
  • Optional complimentary attendance and assistance by our Director of Public Relations at the manager interviews.

For more information on this service, please call our Director of Public Relations at either of our offices via extension 129 or at (407) 808-2553 after hours/weekends. She's available to you 24/7!
