Dear , My goal in 2017 is to leverage more and more technology to the point that I am no longer a person but just a hub of Virtual Reality. Of course I'm kidding, but only to some degree. December Market Update  

The number of transactions jumped 5.6% year over year for the month of November and 2.9% year to date. Inventory was up 12.8 % to 4401 Active Listings. We expect inventory to improve in 2018 and new construction will be back in vogue. I expect buyers to have a few more options than they've had the last couple of years and I expect the migration of baby boomers to the Upstate to increase even more.

As widely expected, the Fed increased the federal funds target rate this week for the third time in 2017. The market had already priced in the rate hike so long-term interest rates, including mortgage rates, hardly moved. Mortgage rates held flat across the board, with the 30-year fixed mortgage rate inching down 1 basis point to 3.93 percent in this week's survey. For several months, 4.0% has been the most prevalently quoted conventional 30yr fixed rate on top tier scenarios. It's not uncommon for rates to be exceptionally flat heading into the end of the year, but in this case, they began flattening out in late September. This increases the potential for a bigger move whenever we finally see a break outside the recent range. View the Rates
I love downtown and I've watched it grow from a vision in 1988 to the envy of the country today. Now we begin the transition from a local downtown to a large market downtown that is treated as a separate real estate market. What does that mean, it means we value and evaluate property downtown in a unique way, different from the rest of the market. We have already begun doing just that, but as the differential of variables become more critical to evaluating property, it essentially becomes a different market. I have always prided myself in being the most knowledgeable agent in the market so I will be adding this segment to the Newsletter every month going forward.
