Take part in our Holiday Light Exchange this week, on Thursday, November 30 and Friday, December 1 from 9am - 5pm at South Bay Cities Council of Governments' Environmental Services Center. We encourage your employees to bring in an old energy-guzzling strand of incandescent holiday lights and exchange it for a FREE new EnergyStar® rated LED Holiday Light Strand. Please feel free to distribute the Holiday Light Exchange flyer (linked below) to your employees living in the South Bay. 

FREE Audits Ending at Year End
Last chance...FREE Level 1 Audits are still available through the end of the year. The Level 1 audit is the first step toward energy optimization and consists of analyzing energy bills and conducting an on-site walk-through survey of the building. You will receive a report that identifies low-cost/no-cost measures for improving energy efficiency and provides a listing of potential capital improvements. The Level 1 audit is certified by ASHRAE - the American Society of Heating, Refrigerating and Air-Conditioning Engineers. Level 1 audits are available on a first come, first served basis. Follow-Up to Last Month's Green Janitor Education Program Webinar 
Last month, we invited you to participate in the Green Janitor Education Program Webinar on October 26 th.   With over 500 janitors certified in Los Angeles County alone, building owners and managers are realizing the growing importance of having a certified green janitorial team as key in reaching a building's efficiency goals. Additionally, the GJEP was incorporated into the Los Angeles Mayor's Sustainability pLAn to be completed by 2020.

Following are some of the highlights from the seminar:
  • How GJEP could benefit your work site and have positive social, economic and environmental impacts on your building.
  • What janitorial workers learn and how they are positively affected by the program.
  • How to participate and become one of the many buildings that have already been benefited from the Green Janitor Education Program

Prepare Your Building for Winter With These Energy Savings Tips!
Winter is Coming! Consider the following tips to help you prepare for the winter season, save energy and avoid complaints:

* Have a qualified technician test, clean and adjust your heating equipment.
* Perform routine maintenance recommended by the manufacturer in your owner's manuals. This typically includes replacing dirty air filters; cleaning blower coils and heat exchanger surfaces; and adjusting belt drives, dampers valves and linkages.
* Check thermostat accuracy.
* Identify and repair leaky or disconnected ducts.
* Caulk cracks around windows, doors and other openings.
* Use Building data to check if pre-heat is coming on too early (how much time does it take to reach set point?)
* Track weather data as well as climate data to anticipate morning recovery time
* Open shades and blinds to take advantage of solar heating
* Use either your BAS or individual data loggers to check that thermostat set points meet the room requirements
* Install occupancy sensors to turn off lights when room is not being used.
* Consider using LED holiday lights only




Equipment Operates During Unoccupied Hours 

In most buildings with office-function occupancies (including hospitals with office areas), HVAC systems are scheduled to operate only at certain times. This includes a morning warm-up or cool-down period, plus normal occupancy. The systems are shut down after occupants leave the building at night. The occupancy schedule is usually dictated in the space lease agreement.
As you investigate this issue, remember that each facility has its own unique HVAC system schedule. Some facilities have occupancy schedules that vary for each floor if they have floor-by-floor air handlers.
Buildings with large central systems tend to have strict occupancy schedules for all tenants to conserve energy. Otherwise, a system with several hundred horsepower worth of motors may operate for as few as 5 to 10 tenants who are working late.
Many tenants have terms in their leases that specify charges for using air conditioning after hours. This tends to minimize after-hours energy use because it affects the tenant's bottom line directly.

This free four-hour course is designed for those interested in learning about the 2016 California Green Building Standards Code (CALGreen). Cities across California are required to enforce the 2016 California Green Building Code on January 1, 2017. The course will review Residential and Non-Residential standards and demonstrate how designers and developers are addressing the requirements. New or updated standards will be highlighted in order to contrast changes from the previous code cycle. Learn more and register here.
