On behalf of Spectrum Association Management, I am truly excited about taking on the task of managing your Association.  I look forward to working with the Board of Directors and Staff by providing excellent community service to homeowners and residents. 

Over the next month or so we will transition from the current self-managed concept to the Spectrum model which will prove to be a "Refreshingly Different" management approach.  One of the first projects we are working on is upgrading your current VWOA Office computer system.  This will enhance all aspects of customer service which is a key element in serving you.

When it's all said and done, will you have said more than you've done?



There are many advantages to living in a homeowners association. Just drive through many of the old developments that do not have a homeowners association and you can immediately notice the difference. Associations help protect your property value and assist in creating a pleasant place to live for years to come. Communities with a homeowners association usually feature attractive combinations of well-designed homes and landscaped open spaces. The houses may even cost less than traditional housing due to more efficient use of land. Many associations feature parks, pools and other amenities, often too expensive for you to own alone, can be yours through shared ownership. So now you have a chance to enjoy the pool, tennis court, or other recreational facilities that may have been unaffordable previously. What's more, you won't have direct responsibility for maintenance, so you won't have to clean the pool, fix the tennis nets, etc.

By delivering services at the direction of their members, community associations meet the expectations of residents by working to provide a clean, well-maintained living environment, preserving the nature of the community and protecting property values. Many times we have a homeowner call our office upset and frustrated over receiving a compliance letter, only to call the next week asking for the association's help in correcting an issue with their neighbor.

Cooperation and compliance are accomplished through governing documents that typically address architectural guidelines (dealing with items such as additions, decks, landscaping, paint colors, maintenance of the yard, fence, and house) and rules pertaining to issues such as noise, pets and parking. Enforced fairly and equitably, these documents guide the management and governance of the association and are generally consistent with zoning and other provisions of the larger civil community in which the association is located.

The Landscape Committee is looking for Volunteers to help develop ideas and recommendations on how we can improve the appearances of the Village Monuments.  We recognize that first impressions make a big difference and, as an Association, we want to do our part to make sure our common areas are not just well maintained but also contribute to preserving the property values of our members. 
 
The Board of Directors has set money aside for this beautification initiative.  Our plans are to start with the first 4 monuments as you enter the Villages of Westcreek from the clock tower.  The monuments include the following:
  • Country Oaks
  • The Woods
  • Royal Oaks
  • The Oaks
If you have a background in landscape design and maintenance, xeriscaping, irrigation system, outdoor lighting or are a Master Gardener, your input would be invaluable to this committee.

The VWOA quarterly newsletter , "The Westcreek Times" is merging with our weekly newsletter "This Week in Westcreek."  We hope you like the new look and feel of our weekly publication and we welcome your suggestions on how we can improve it.

If you are an experienced Graphic Designer and are looking for a great opportunity to serve our community, the Communications Committee could use your help!  We are looking for someone to create a digital logo for "This Week in Westcreek" newsletter banner.

The Board of Directors requests your assistance by sending your questions, concerns or recommendations to them directly, using their official email address.  Due to the sheer number of social media sites out there and the workload demands placed on the Board, they do not have the time or resources to monitor and respond on the various social media sites such as Nextdoor, Twitter, Facebook, etc. Sending your concerns directly to them via their official email will ensure that you get a response.  The email address of the Board of Directors is

Village Ambassadors Needed
 
There are 19 villages in the Villages of Westcreek. We have new residents moving in all the time and our Association would like to give them a personal 'Welcome to the Neighborhood!' We want our new residents to understand that we value and encourage their participation in the community. It is the neighborly thing to do, and it provides an opportunity for developing new friendships or just getting to know your neighbors!
 
We are looking for volunteers to take on the role as an Ambassador for each of the 19 villages. As new residents move into our villages, the Association would notify the Ambassador for that village. The Ambassador would work with other members of their village who would like to help in welcoming their new residents. By greeting our new residents face to face, it gives us an opportunity to provide information and answer any questions that they may have. Many residents have questions about local gyms, doctors, veterinary services for pets, lawn care...the list is endless. 

The first step is find Ambassadors that are willing to help build a team in their village to welcome new residents! You don't have to do all the work, you just have to be willing to help build a team! Please consider helping in welcoming our new residents! If you would like to be an Ambassador or even just a member of the team, please send an email to [email protected] .
   
    
The Villages of Westcreek  is pleased to announce that our Fall Soccer Program is gearing up.  This program is co-ed for children between the ages of 3 and 15.
 

Registration 
  • For Residents - will begin July 5, 2016
  • For Non-residents - will begin July 9, 2016,  from 2:00 P.M. - 4:00 P.M., on our "Super Soccer Saturday."
  • Registration for all will run through July 22, 2016. 
Fees
  • Resident - $60.00 per child & $45.00 for additional children
  • Resident Coach - $45.00 per child
  • Non-resident - $75.00 per child & $60.00 for additional children
  • Non-resident Coach - $60.00 per child

Volunteer Soccer Coaches are needed for all age groups.  If you are interested in coaching, please give us a call.  We will have a Coach Meeting sometime in late July or early August.  Details to be announced!

Shop with your neighbors at the Farmers Market! 

The VWOA is hosting a Farmers Market b
eginning at 9:00 A.M. every Thur sday May-September. The market will be located in the overflow parking lot adjacent to the Community Center.  They accept WIC, Senior FMNP Vouchers and Credit Cards. Drop by and support our local farmers! 
 
Crime Report  
  • Please remember to be observant in your neighborhood. Report any suspicious activities or persons to the Bexar County Sheriff's office at 210-335-6000.
  • If you see graffiti or vandalism in the Villages of Westcreek, please report it to the office at 210-679-8761.
 
Tot Lot and Sports Park Improvements

The VWOA is currently adding a basketball court for young children in the Tot Lot. The area is located behind the swing set and is cordoned off by construction safety fencing. Please stay away from the area, as this is an active construction site.

Additionally, new benches, tables and equipment are being installed throughout the Sports Park. Please stay away from the areas where the work is being done. We look forward to all of the new additions for the young children and residents of our community.

VWOA Standards Tips

Artificial Grass/Synthetic Turf

Did you know that artificial/synthetic grass is permitted in the Villages of  Westcreek? 
  1. Sample of the turf must be included with all requests submitted for approval.
  2. Must be installed by a qualified and experienced professional.
  3. Color must be green and look as natural to real grass as possible.
  4. Site for the installation must be properly prepared. This includes the removal of all natural grass, installing limestone and capping off the water sprinkler systems.
  5. Must be kept neat, clean and in good repair at all times. Sand should be added and brushed in as needed to the top layer of the grass/turf as part of the routine required maintenance.

Property Improvements Applications (PIA) 
  • Lessees/renters must obtain written permission from the owner and submit it with the PIA.  
     
  •  If you have submitted a PIA for review and you need to speak with the ARC Committee, arrangements must be made with the Standards Department in order to place you on the Committee's agenda.  Please call the office at 210-679-8761 and ask to speak with the Standard's Department to make these arrangements.

2016 Assessments
Image of yellow Post It note with the Assessment and red check mark. The assessments for 2016 are $360.00 for the year or $90.00 quarterly. If you pay quarterly, please remember the due dates are January 1, April 1, July 1 and October 1, 2016. Finance charges are applied on past due assessments.

IMPORTANT:   All residents 12 and older must have a current VWOA ID card in order to access the pool and park and attend VWOA events.
 
Updating Your Villages of Westcreek ID Cards
Are you short on time and have trouble getting to us during our normal office hours?  Along with our regular scheduled hours during the week, our office remains open every Monday from 9:00 A.M. until 6:00 P.M. If, for whatever reason, you may not have the chance to update your ID cards, you may drop them off in an envelope at our drop box at the office.  We will gladly update your cards (assessments must be up to date) and mail them back to you.  Please remove any lanyards from them prior to drop off.  In addition to our normal business hours, the office is open on the second Saturday of each month from 9:00 A.M. - 1:00 P.M.
 
Payment Options
The VWOA office accepts homeowner's checks, credit cards, cash and money orders. If you cannot get to the office during office hours, or do not live in VWOA, you can now pay your assessments online at www.villagesofwestcreek.com via our PayPal link.  In addition, you may wish to set it up with your bank as a bill pay; the bank will mail a check directly to us. Please use your house number and street name as your VWOA account number. Homeowners can also mail their check personally to us. Please send payments to VWOA, 12395 Military Dr. W., San Antonio, TX 78253. VWOA does not accept checks from non-homeowners. At this time we cannot accept payments over the phone. Please note that the P.O. Box is closed.  

Facility Rental
T he Community Center, Pools and Sports Park Pavilion are available to rent for your next event. The facilities can be booked up to 6 months in advance. The office is now accepting reservations through December 2016.  For more information, please visit our website www.villagesofwestcreek.com, or contact the office at 210-679-8761.
 
We All Have to Do Our Part!

We all have to do our part to keep our community and Sports Park clean!

Please be sure to pick up after your pets while walking in our community.

A pet waste station is located in the Sports Park next to the park rules sign.


Please note that the office will be open the second Saturday of each month from 9:00 A.M. till 1:00 P.M. to receive payments and update I.D. cards.

 
Yard and Garage Sales are allowed the second Saturday of each month starting at 7:00 A.M. All homeowners and residents in good standing are allowed to purchase a $15.00 sales permit by 4:00 P.M. Thursday prior to the sale. Residents are permitted to hold 2 yard sales per year. Each resident is allowed three commercially produced signs, one for their yard and two for nearby street corners. 

 
The administrative office of the VWOA does have a lost and found box in the front office. If you are missing something, please come by to see if we have it!   

Residents can also post missing or found pets under the Lost and Found section of our website.

Water Conservation
Year-Round watering restrictions (listed below) may be declared when the Edwards Aquifer level is above 660 feet meaning sea level at the monitored well. These rules continue until there is an announcement in the newspaper that Stage 1 is in effect and/or conditions warrant a more stringent restriction level.
  • Under Year-Round guidelines, all fountains - whether commercial or residential, or indoor or outdoor - are allowed.
  • Landscape watering with an irrigation system or sprinkler is permitted any day of the week before 11:00 A.M. or after 7:00 P.M.  Please visit www.saws.org website for more information.
