Manhattan Residential Sales Market Report April 2016
       
Overall, sales were down 14% year-over-year, with declines in both the condo and co-op markets. Pricing was also down year-over-year across the market, with average sale price for condos down 7% and average sale price for co-ops down 19%. Average price per square foot across both condos and co-ops decreased 5% year-over-year, with the greatest decline occurring in three+ bedroom condos. The market is continuing to see a rising percentage of contracts signed below asking price, indicating that more buyers are finding the opportunity to negotiate.

Brooklyn Residential Sales Market Report April 2016
April was the first month of 2016 in which average and median price both increased year-over-year. Average price per square foot rose 13% versus the same time a year ago and was the highest figure seen since February 2015. Despite a 9% increase in inventory relative to April 2015, contract activity dipped 16% but held nearly steady with last month. 34% of sales were below asking price-compared to 28% of sales a year ago-leading to an overall average sale price of -0.2% under ask. Time from list date to contract date was 43 days, 5% longer than last year but below the average of 55 days during the past twelve months.  (Citi Habitats)
                                     

Brooklyn Residential Sales Market Report Q1 2016

The market had a strong start to 2016. Strong demand has caused increasing numbers of Brooklyn homeowners to place their properties on the market, thus increasing inventory. Despite the rise in inventory, average days on market shrank, which suggests continued urgency in the market. Borough wide, Brooklyn is still under-supplied.
 
Sales activity at new developments was robust. Brooklyn new developments launched for sale in the past year contained 1,200 units, which is more than what was launched in the prior three years combined. As a result, new development closings in First Quarter 2016 were up a substantial 19% year-over-year.
 
Sales prices are also up. Overall median sale price increased 15% from a year ago. The median sales price exceeded the $600K threshold for the first time since Fourth Quarter 2009.

Manhattan Residential Rental Market Report April 2016
When compared to March, rents increased slightly across the board, while the borough's vacancy rate also rose.  Meanwhile, the percentage of landlord concessions fell-by a mere 1%.  These slight-but meaningful-market shifts are signs that Manhattan tenants remain incredibly price sensitive.  Small increases in rents have caused a corresponding rise in the overall vacancy rate.
 
In April 2016, the average monthly rental price for a Manhattan studio was $2,257. For one-bedroom homes, the average was $3,057.  For two-bedrooms, the average rent was $4,057.  Finally, the average three-bedroom apartment rented for $5,281.    
 
When compared to March, average rents rose 2% for studio and one-bedroom apartments, while they increased 1% for two- and three-bedroom units. 
 
In April, the borough-wide vacancy rate rose to 1.81% from March's rate of 1.79%.  Looking year-over-year, the percentage of available apartments was up considerably, due in part, to landlords' high asking rents.  In April 2015, 1.37% 0f apartments were vacant.
 
When examining concessions, 19% of rental transactions brokered by Citi Habitats offered a free month's rent and/or payment of the broker fee to entice new tenants in April, down slightly from 20% in March. 
 
"Last month, some landlords tested the market by curbing their use of incentives and inching up rents," explained Gary Malin, President of Citi Habitats. "However, with Manhattan rents still near record highs, concessions continue to boost up the market. Many of the borough's renters have reached the limit of what they are
able to pay.  With increasing competition from other submarkets, creating a sense of 'value' in Manhattan is the only way to spur some tenants to act."

NY | Fine Dining Still Thrives at Daniel

E ach table within the neoclassical colonnade in the dining room at Daniel, chef Daniel Boulud's eponymous restaurant on the Upper East Side, is its own universe.
Under the double-tiered chandeliers and intricately coffered ceiling, well-groomed waiters work in pairs, bouncing like satellites from table to table in a choreographed display of precision. They swirl through the room with carts of win
e, cheese and roast meat, providing unhurried table-side service. Each plate draws you into the moment.
On one evening, my dinner companion said that the ornate dining room had the electricity of a banquet hall, as if at any moment a glass might ding and throw a hush over the restaurant. I agree. The effect is simultaneously big and small. You somehow feel like the only diner in the room without ever catching the cold uneasiness of an under-patronized restaurant.
 
And so it has been for over two decades: deft service, inspired dishes, the pinnacle of French fine dining. Boulud has often been called New York's longest-ruling four-star chef. Even when Daniel isn't boasting a perfect score from the critics, it's nonpareil in the minds of most New Yorkers. But increasingly the culinary zeitgeist has come to consider fine dining itself passé.  Boulud rejects that sentiment, confident in the lasting message of his restaurant.  (LLNYC)

DC | Washington on the Map...in Japan
Washington, DC, became famous in Japan after President James Buchanan held a reception in May 1860 for the first Japanese diplomatic mission to the United States.  This Edo period woodblock print by artist Utagawa Yoshitora 歌川芳虎 (active ca. 1850-1880) is entitled, "Complete Enumeration of Scenic Places in Foreign Nations:  City of Washington in America." 
The inscription reads in part:  "The metropolis called Washington is said to be bounded by the borders of the states of Virginia and Maryland and the Potomac River...Although there are many kinds of merchandise for sale in the shops, bookshops and tobacco shops are numerous. Its prosperity is first among the nations of the world."  The artist, who was unable to read English, relied on a newspaper illustration of Agra, India, to render the buildings and figures at the left and right.
