The 17-acre project is described as an urban "live, work and play" concept!

The West Second Street District project proposed by the local architect-led Don J. Clark Group is expected to include 2.3 million square feet of residential space, two non-gaming hotels, 700,000 square feet of office and retail space and more than 5,000 parking spaces on 17 acres of downtown property bounded by the train trench on the north, First Street on the south, Arlington Avenue on the east and Washington Street on the west.

The largest downtown Reno redevelopment project ever proposed would cost more than $1.2 billion, take about 10 years to build and include the tallest building in the city, a self-contained water reclamation system, three acres of tree canopy, gigabit internet, a central park, public art and everything needed to make a completely sustainable district.

The projects feature the following:

- 30 new mixed-use buildings

- New park, plazas, walkable streets

- 1,900 residential units, which includes a workforce housing component

- 700,000 square feet of commercial, office and retail space

- On-site central plan and wastewater treatment infrastructure.
