Seneca Success Mobile Monthly
Issue 6 - July 2014
Commentary
Success Drive 2014 is a success
Success Drive 2014 June was a great month. The weather was fantastic. Kids out of school and enjoying summer vacation. Businesses expanding and opening. People coming to downtown Tiffin to see World Cup soccer, watch a movie, grab something to eat and shop. Seneca County is abuzz with activity.

June is also the month we primarily focus on meeting with all of our existing and some prospective new members of SIEDC. We solicit feedback on how we're doing. We talk about our vision and strategy. And we ask people to support our efforts through membership. The great news is that (so far) we've retained our 50+ existing members, added 8 new ones, added six new members to the Board, and more than doubled last year's private funding. We are close to reaching this year's goal and really appreciate everyone's commitment to the economic, community, and downtown development of Tiffin and Seneca County.

Onward and upward,

This month - real estate tax exemptions
Seneca Medical
Seneca Medical has an active Enterprise Zone agreement
This month, we're going to focus on ways to save businesses and property owners money on real estate taxes and construction costs:

1. Enterprise Zone - provides an incentive tax exemption on non-retail, non-residential property improvements. There are four zones in Seneca County.

2. Community Reinvestment Area - provides an incentive for real property improvements (some almost automatic, some not). There are five CRAs in Seneca County.

3. Tax Increment Financing - redirects property taxes to pay for infrastructure related improvements to help a project/development. There are three TIF districts in Seneca County.

4. Port Authority Sales Tax Exemption - if a Port Authority constructs a facility for a business and leases it to them, there is no sales tax on construction materials (often about half the cost of construction.)

5. Seneca County Board of Revision - managed by the County Auditor, the board hears and approves changes (decreases) to assessed value, which reduces property taxes.
