Westland Property Values Continue to Rise

 

Westland, MI -- Wayne County Assessment and Equalization department recently completed their sales and appraisal study to determine the level of change for 2015 assessed values in the City of Westland.

 

Based on this data, the residential class of properties will receive an overall increase of 12.06 percent. Commercial will increase by 5.33 percent and industrial will decrease by 7.27 percent. 


 

The Department of Assessment will use this data to analyze the 2015 assessments on all properties. A thorough review is conducted on each neighborhood to determine the level of change for that area.

 

While the overall assessed value of residential properties in the City of Westland is set to increase by 12 percent, the individual percent of change may be higher or lower depending on the neighborhood analysis. 


 

Also, the State of Michigan has determined the rate of inflation (or CPI) for 2015 is 1.6 percent. This means while your assessment may increase by more than 1.6 percent, your taxable value (the amount your tax bill is calculated on) cannot increase by more than 1.6 percent unless you purchased your home in 2014 or added improvements which may be taxable such as a garage or addition.

 

The review of assessments will not be finalized until mid-February. An Assessment Notice will then be mailed to all property owner's in the City of Westland with the assessed and taxable values from 2014 and 2015.


 

"This 12% rise on top of last year's 5% rise is welcomed by Westland homeowners who took a beating during the recent recession and is indicative of the strong local home market, " commented Mayor Wild.
