We don't have a lot of inventory in Condos and we sell on average 10-15 a month.

We sell a few more than condos 16-23. prices however have gone down. We don't have new inventory so what we have is aging.
Land-You know they don't make it anymore, right?
We are beginning to run short on flat lots with at least 80 frontage. That is the sweet spot for buyers.
Time on the market for land stays high at over 6 months on average. This is an average of sold ones however. Some take longer, odd shapes, hillsides, etc.

This month I would like to share a few things I have learned from Appraisers and they apply to you no matter where you live in the country.
How can I boost my home's appraisal value?
If you're trying to sell your home, there are lots of relatively inexpensive things you can do to improve your home's appraised value.The small things can help!
Fix plaster cracks, water-stained walls, soiled carpeting, pests, or persistent odors. Patch the walls and do other touch up work.
Itemize your improvements. This is really major ticket items such as a roof replacement, outdoor BBQ, granite, new cabinets or whatever those high dollar improvements are.
Don't show your age. The newer your home appears to be-regardless of its actual age-the better.
Many home improvements are considered normal maintenance and appraisers make a decision about whether your updates add value or will be considered average maintenance or homeowner preference. We learned that our jacuzzi did not add value and we just paid $8,000 for it. We learned that a BBQ is not added value unless it is attached. You would think we would know all that but Realtors don't really see the appraisal most of the time, they belong to the bank. We only see them when they come in lower than our values.
If your house is not cookie cutter, meaning if it has a unique feature such as a stream running through the yard, a detached workshop or anything not similar to other houses you will save a lot of possible disappointment if you hire a professional appraiser before you list your home for sale.
