With so many new developments in the works, this truly is an exciting time in the Village of Tinley Park. As we move forward on negotiating a purchase agreement with the State of Illinois for the 280-acre Tinley Park Mental Health Center site, I'd like to update you on another project that is much closer on the horizon.

We're putting our vision into action for Downtown Tinley redevelopment, starting with the former Central Middle School property at 172nd Street and 67th Court. This 3.3-acre plot of land is already owned by the Village and is an ideal spot to build quality housing.

The key to a vibrant, successful downtown is a strong residential base, and these new homes will fulfill that need by attracting new residents who will in turn support Downtown Tinley businesses. These homes will adhere to the Village's Legacy Code and reflect a design consistent with the character and scale of the neighborhood. They will appeal to both empty-nesters looking to sell their homes and move into a more manageable space, as well as young families who are not yet ready to buy a single-family home.

The Village has issued a request for qualifications, also called an RFQ, to find a developer for this land. Prospective developers will have until February 2 to submit their qualifications to complete a redevelopment of the site.

The development of the Central Middle School property is just the first step in a multi-step plan to redevelop Downtown Tinley, which includes North and South streets. This project began in 2003 but, despite early success, was slowed by the economic downturn of 2007. Now that the economy has bounced back, we're determined to get back to work.

Because this is a project with some history, the structure to move forward is already in place. The Village bought the property in 2003 from School District 146 for $1.35 million. We also created two Downtown Tinley TIF districts that same year.

This project will, once completed, help to promote more growth in the area and is a prime example of how the Village is working toward developments that generations will enjoy for decades to come.

 

 

'In Touch with Tinley' now playing

The pilot episode of "In Touch with Tinley," a new program hosted by Mayor Ed Zabrocki and featuring topics relevant to Tinley Park, is now playing on Tinley TV and on the Village's YouTube channel.
The premiere episode features Village Manager Dave Niemeyer and deals with the Village's purchasing policy.

Village Board approves abatements

At its regular Dec. 16 meeting, the Tinley Park Village Board adopted a property tax levy request for Tax Year 2014 in the amount of $25,541,964, which is unchanged from last year and represents a zero percent increase over the previous year.
"While it's rare for a taxing body not to increase their tax levy from one year to the next, the Village Board made a commitment to hold down levy increases for five years when we adopted the Home Rule Sales Tax in February of this year," said Trustee Dave Seaman, who also is Chairman of the Village's Finance and Economic Development Committee. "We're dedicated to seeing that promise through."

The Village Board also approved tax levy abatements for the coming tax year, a practice that has been followed for 33 years. Officials said these abatements continue to save residents hundreds of dollars on an average property tax bill.

Audit points to reduced water loss

The Village of Tinley Park recently submitted the 2014 IEPA Water Loss Audit, an annual report which shows the Village's progress on accurately accounting for water purchased against water that is billed.

The purpose of the report is to reconcile the flow that is metered from Oak Lawn and billed to the Village, against what the Village meters to its residents/customers and is then billed. This difference is considered "water loss," or unaccounted flow and uncontrolled leakage, which is not able to be metered and is considered lost revenue.
