Fourth Annual Chili Cook-Off and Awards Night
Chili anyone?  Please save the evening of June 14th for attending our CSI Chili Cook-Off and Awards. This year's event will be held at the Billy Frank Jr. Conference Center located in the Ecotrust building at 721 NW 9th Avenue in Portland. This will be a fun evening of networking, chapter awards, some chili smack talk, and a little cold beer and wine. Please look at attending, or even better registering a team. Learning & Libations Nights
The Cosmopolitan Tour Take-Aways

One of the benefits CSI offers their members (and non-members) is the Learning and Libations sessions held several times throughout the year.  On Tuesday evening, I had the opportunity to tour the Block 15 Cosmopolitan Project. Boora Architects and Andersen Construction were our hosts who provided an excellent tour giving detailed exposure to the only high-end condo project currently underway in the Pearl District. 
 
The Cosmopolitan is a Point Tower sitting between two parks overlooking Portland's scenic bridges, rivers and beautiful Mt. Hood. It's the tallest residential building in the Pearl District. After the presentation and tour, several of us met at the Street Car Bistro for the libations and networking portion of the evening.

Portland Chapter Dues Increase Approved

Recently the Board of Directors approved a $10 annual dues increase for Professional Members of Portland Chapter CSI. This will apply to renewals in July 2016 and later. Current renewing members cannot avoid this increase, since their renewal month was established when they first joined CSI.

Key Market Indicator Report

Attached is the Key Market Indicator Report for March 2016. It provides insights on the first quarter of 2016 and compares recent activity to past years.   In appreciation for your cooperation we hope the attached information will help you make better business decisions.
 
The top three sections of this report provide insights on the direction of costs in the industry.  As you can see, material costs are largely under control.  If you look at the column "Change from 3 months Ago" there are a surprising number of costs that are in decline.  Those of you that counsel owners on costs should be aware construction costs in the near term should be stable. 
 
Looking further down in the document you should note that there are indications construction has slowed down.  The Dodge Index, the Momentum Index and Construction Employment show signs of a slight decline.  Anecdotally we did hear of "softening" in construction the end of 2015 coupled with pessimism in the overall economy.  You may recall there were concerns about China, oil prices were very unstable, and the Fed was suggesting more aggressive action.   We believe this is more a pause in activity than an actual downturn.  The more optimistic view  is supported by the ABI number over 50 points.

Among the first things parents drum into their children's heads are the words please and thank you. Parents do such a good job that these words become automatic, and, to a great extent, they become white noise. If they are used automatically, without conscious thought, what good are they? Do they mean anything? Why do we insist children use them, even if they don't mean what they say?
 
Human interactions are more complex than they appear. Unlike the parts of well-oiled machines we often have trouble working with each other. Instead of smooth, machined gears, we are more like rough, unsynchronized cogs. Polished gears require only a touch of light oil for lubrication, but to function socially humans need thick grease, and a lot of it. This essential lubrication is provided by accepted norms, manners, and etiquette, a good part of which is provided by little words like please and thank you, and by other nearly involuntary responses. (The ticket agent says, "Have a good trip!" and your programmed response is "You too!") READ MORE >
