From the Director's Chair

This month I want to tell you about three projects that we have been working on for the past several months that are coming to fruition.

 

1.  The acquisition of the Wardlaw property and the development that is planned. The Panola Partnership now owns the Wardlaw property located adjacent to our Airport Industrial Park. This additional property now gives us over 400 acres of usable industrial property in one location, visible from I-55. We received a grant from the Mississippi Development Authority and have already begun removing the tree line that separates the two properties. In addition, we just received word that we are a finalist for a TVA grant which will allow us to continue to develop the infrastructure needed to put the property in a marketable condition for new industry to consider.

 

2.  The development of a new website. When I first took the job as CEO of the Partnership, one of the first things I noticed was that we did not have a website. As you know, a website is an organization's communication link to the world. You simply cannot be successful without it. Hence, we immediately began to work towards this effort and the result was a first class website that contained all the information needed to help a company or business make the decision to locate here. Now the time has come for us to take the next step in that direction with a goal to create a new and even better website.  

 

For the past three months Meredith Fleming has worked tirelessly with a new website designer assembling information and the result of these efforts is a new, more modern fully-functional website that we are extremely excited about. The new site has just gone live this week, and we encourage you to take a look. We feel you will be very impressed.

 

3.  Retail study for the City of Batesville. Earlier this year the City of Batesville provided the funding and commissioned us to select a retail consultant to perform a comprehensive retail study for the City. We selected The Retail Coach from Tupelo based on their knowledge and successes they have had in many other towns and cities throughout the South. The results of this study will give us a roadmap to direct our efforts to recruit new retail businesses for Batesville. The study in almost complete and the consultant will be giving a full report to the city soon.

 

We are very excited about all the good things that are taking place in our community and the challenges that lie ahead. By working together for a common good, there is nothing we can't achieve.

City of Batesville & Panola Partnership Target Retail Base for Expansion

Tupelo, MS, June 13, 2014... As the largest city in Panola County, Batesville has the consumer demand driving the need for additional retail, restaurant and hotel choices for residents and visitors.

 

To pursue this potential, the City of Batesville and Panola Partnership have partnered with The Retail Coach, a national retail recruitment and development consulting firm.

 

 "Our primary goals are to enhance the quality of life for our residents; increase visitor traffic to our area; and increase local employment opportunities," said Batesville Mayor Jerry Autrey. "In doing so, we also expand the sales tax base to benefit the entire community."

 

Batesville's Competitive Advantages
The Retail Coach consultants have already been in Batesville to conduct onsite research that includes a Retail Trade Area determination and Retail Gap/Opportunity Analysis.

 

"We see a lot of good things in place that will support our work to expand the current retail sector," said Joseph Koon, Regional Project Director of The Retail Coach.

Those factors include Batesville's location on I-55, the traffic and overflow from the University of Mississippi during games and special events, and a strong daytime employment count from the Tri-Lakes Medical Center and other large employers.

 

 "We also offer the advantage of available space and prime land for development," said Mayor Autrey, noting The Retail Coach has divided Batesville into three submarkets for its study.

 

Retail Study Components
"Determining an accurate Retail Trade Area is the foundational tool for positioning Batesville for successful retail expansion," said Koon. "
The Retail Trade Area is where retailers derive approximately 85% of their business. The Secondary Retail Trade Area is where retailers derive the remainder of their business."

Additionally, The Retail Gap/Opportunity Analysis will highlight which of 52 retail categories in Batesville are exhibiting deficiencies or leakages.  A leakage occurs when residents shop in surrounding communities instead of their own hometown.

 

Additional research underway includes demographic, socioeconomic, psychographic and workforce profiles. An assessment of Batesville's three primary retail corridors will reveal new development and redevelopment opportunities as well.

 

Drawing upon results from this market research, The Retail Coach will work with the City and Panola Partnership to develop a Retail Economic Development Plan that includes targeted retailer recruitment.

 

Workshop for Existing Businesses  

All of The Retail Coach's findings and strategies will be presented to local businesses during a free workshop that will be announced in the near future.

 

"With a better understanding of the spending patterns and purchasing behaviors of consumers, we can help current owners and managers better target their marketing and offer more of the products that Batesville visitors and residents want," said Koon, a Mississippi native and graduate of Southeastern Louisiana University.

Existing Industry Luncheon held

Last week, we were honored to have John Baas, Director MMA Government Affairs, with us to discuss new legislation affecting how our larger employers and manufacturers do business in Mississippi. 

 

Two programs introduced during the meeting were:

(1) Utility Sales Tax Exemption:

Starting July 1, 2014, manufacturers will be exempt from paying the 1.5 % sales tax on the purchase of electricity, natural gas, propane or other fuels used in their processes.  This new exemption will result in approximately $7 million each year staying in the hands of manufacturers so that they can use this money to hire new employees, invest in new equipment, or start new product lines.

(2) Advanced Manufacturing Partners:

Northwest Mississippi Community College has partnered with several industries to provide paid internships for students in the Industrial Electronic Engineering Technology Program.  Toyoda Gosei MS in Batesville is a local participant of this partnership.  NWCC welcomes any of our local industries to participate.

  

Miss. Main Street Announces 2014 Award Recipients

June 19, 2014 - JACKSON, Miss. - The Mississippi Main Street Association (MMSA) celebrated achievements of Mississippi Main Street Communities at the 25th Annual Awards Luncheon in downtown Jackson. 


Sponsors of this year's awards ceremony are Mississippi Development Authority, Renasant Bank, Neel-Schaffer, Belinda Stewart Architects, P.A. and Yalobusha Brewing Co.
 
The presentation of awards was made by MMSA Executive Director Bob Wilson and 2014-2015 Board President Mark Loughman.

The annual awards luncheon honors Main Street managers, board members and volunteers and recognizes the best downtown development projects from Main Street communities in Mississippi. 
 
Among the 2014 Award Recipients was the Wilbourn Building Revitalization, which was submitted by the Batesville Main Street Program  for the Best Facade Rehabilitation under $10,000.  The revitalization was  completed by The Honorable Vicki Cobb and the late Jack Cobb.  Accepting the award on their behalf were The Honorable Kay Cobb and Larry Cobb, Jack's brother and sister-in-law and Angela G. Clanton, Architectural Designer for Batesville Main Street Downtown Design Committee.  

      
"This year's award winners reflect the commitment of many individuals and groups who champion what Main Street is all about - developing the heart of our communities, our historic downtowns, and enhancing quality of life for everyone," Wilson said.
 
Since 1993, MMSA, a program of the Mississippi Development Authority, has generated more than $4.5 billion in private and public investment (including more than $1.1 billion in public investment).

In just the past year, Mississippi Main Street programs generated 249 net new businesses, 72 business expansions, 1,228 net new jobs, 94 fa�ade rehabilitations and 248 upper floor housing units. More than 55,297 volunteer hours were recorded.

MMSA has 51 designated Main Street Communities throughout the state as well as five Downtown Networks and several Association Members.
 
MMSA is a member of the National Main Street Center, Inc., a non-profit subsidiary of the National Trust for Historic Preservation.

For the past 33 years, the Main Street Four Point Approach� has been used successfully in approximately 2,000 communities, producing $54 billion in investment, creating 450,000 jobs and resulting in the rehabilitation of more than 229,000 buildings.
