Thanksgiving is frequently associated with traveling, feasting, four day weekends, football games, parades, movie classics, and turkey trots. These are fond memories and memories in waiting. It is also an important time to teach the young, gather in unity and humbly reflect upon all the gifts (family, friends and health) that enrich our lives. Our November issue is centered on the kitchen. During the holidays, the kitchen is the home. This is where family and guest mingling is typically done. Kitchen Kitties can help prepare for the holidays, cleaning and organizing the cooking space for the optimal holiday experience. Our Houzz tips will provide insight on how to renovate and enhance the typical Manhattan eat-in kitchen. We have also provided a link for those who would like to share their day and help others by volunteering with our friends at The New York City Rescue Mission soup kitchen. Happy Thanksgiving!

Manhattan :
  • Sales were down. Manhattan contracts increased 22% from September, a larger than normal monthly boost than past Octobers. However, sales have been declining Y-o-Y since Aug, and were down from last October.
  • Negotiating. Both condo and co-op buyers signed contracts faster than last month and last year, and 51% of buyers found success in negotiating the price. More listings are on the market compared to last month, which is typical for October, but the total of 6,180 is 2% less than a year ago and inventory still remains very low.
  • No supply for co-op demand. Condo median was 9% higher than last year, but average price was 10% lower. Co-op median price was 12% higher than a year ago, a figure that has been growing annually since August 2014. Strong demand for co-ops is not being met with enough supply.

Brooklyn
  • Another active October. Contract activity in Brooklyn increased, up 42% from last month and 15% from last October. Typically October is a more active month than September. Brooklyn to date has had a 16-month streak of year over-year sales increases.
  • Average price down. Average price came down 12% from last year and 14% from last month, ending the two and a half year streak of average annual price increase. This month's price drop is mainly due to a gain in sales of one bedrooms and fewer sales of three+ residences.
  • Inventory rised. Listed inventory was 6% higher than this time last year and 2% higher than September. The increase from September is on trend with past Octobers. Inventory has been growing, but the single-digit gains of the last four months represent a lessened inventory expansion after a year of double-digit growth.
