ARM Signs Lease for Arizona Operations ::   

ARM, Inc. has leased 13,275 square feet of space for its new Arizona operations at the Park at San Tan, located at 3075 W. Ray Road, and plans to take occupancy April 1, 2016.

Headquartered in Cambridge, England, ARM is a leader in microprocessor intellectual property. The company designs scalable,  energy efficient-processors and related technologies to deliver the intelligence in applications ranging from sensors to servers, including smartphones, tablets, enterprise infrastructure and the Internet of Things.  ARM has licensed its IP to a network of partners that includes more than 300 companies worldwide.

"We are proud to welcome ARM to Chandler," Mayor Jay Tibshraeny said. "ARM is an exciting addition and natural fit to our growing tech base. ARM's decision to locate in Chandler at the Park at San Tan further validates our status as the Innovation and Technology Hub of the Southwest." 
RideNow Powersports Opens New Location in Chandler 202 Auto Mall ::   

RideNow Powersports Chandler has opened their brand new, 130,000 square foot showroom in the Chandler 202 Auto Mall, just off the Loop 202 SanTan Freeway and Gilbert Road.  

RideNow is a premier motorcycle, ATV and watercraft, multi-line dealership that carries new and used Polaris, Yamaha, Suzuki, Honda, Lehman, Can-Am, BMW, Ducati, Triumph, KTM and Sea-Doo vehicles for sale. They also provide parts, accessories, clothing and service for all makes and models.

"The primary reason for us selecting this site to build our largest, state-of-the-art facility was the freeway visibility and easy access for our customers," said William Coulter, Owner/Partner at RideNow Powersports Management Group. "In addition, we wanted to be in the southeast part of the Valley because of the dynamic growth."

Airpark Development Update ::   

The Airpark Area is a 9-square-mile employment corridor around Chandler Municipal Airport that has become one of the most active development areas in Metro Phoenix. An explosion of commercial construction is taking place with about 2 million square feet of space either under construction or planned. 

Four projects are poised to deliver more than 580,000 square feet of new space within the next month.  
  • Ascend at Chandler Airport Center, with an 81,000 square foot, Class "A" office building under construction at the northwest corner of Cooper and Germann roads. Three additional buildings are planned. When fully built out, this project will feature nearly 400,000 square feet of office and light industrial space.
  • Mach One, a two-building development, will bring 210,000 square feet of Class "A" office space at the southeast corner of the Loop 202 SanTan Freeway and Cooper Road.
  • Metro Chandler Airport Center, with two light industrial buildings totaling 211,000 square feet under construction at the southwest corner of Cooper and Germann roads. Another building up to 48,000 square feet is planned. 
  • Tiburon at Chandler Airport, a three-building development will bring more than 81,000 square feet of office/light industrial/flex space at the southeast corner of Cooper and Germann roads. 
Mach One has already received a Certificate of Completion for each of the shell buildings while Ascend, Metro and Tiburon are anticipated to receive theirs before the end of March.  This investment further supports other recently opened projects in the Airpark including Crown Castle's 70,000 square foot office building and FedEx's 302,000 square foot distribution center.
City Offers Multiple Programs to Support Redevelopment and Reuse Projects ::   

The City of Chandler has for years assisted  property owners in the redevelopment and reuse of underutilized commercial properties. This newsletter has recently focused on the newly adopted Adaptive Reuse Program. What you may not know is that in some cases this program can be combined with the City's Infill Incentive Plan to further reduce development costs and alleviate typical development challenges.

Adaptive Reuse Program
Encourages and facilitates the reuse of existing commercial buildings/properties that are underutilized/underperforming. Qualifying projects can take advantage of modified development standards (e.g. reduced setback, parking, mechanical screening and landscaping requirements), and a streamlined review/approval process that makes project timeframes and costs more predictable.

Infill Incentive Plan
The primary focus is the redevelopment of all or a significant portion of older, underperforming shopping centers. Qualifying projects can receive reimbursements for costs such as the demolition of existing commercial space and/or providing the public infrastructure necessary to accommodate new uses (e.g. residential or office components) on the site. However, projects that improve the appearance of properties and that are determined to be necessary to retain or secure quality tenants can be considered as well.

Program Compatibility
Commercial buildings that qualify for the Adaptive Reuse Program and that are within the boundaries of the Infill Incentive Plan area may be considered for assistance through both programs. Proposed modifications should lead to making the building more marketable, leading to lower vacancy rates or attraction of new, unique users to the market.
