Primary voting in N.J.:  What You Need to Know
Election laws vary from state to state, and, with this a presidential election year, there's a lot of information being shared by media based out of New York or Philadelphia that doesn't apply in New Jersey. Here is what you need to know about the NJ Primary:
  • New Jersey's primary elections will be held on Tuesday, June 7, from 6 a.m. to 8 p.m.
  • Primary elections, held in New Jersey each June, are the only elections where party affiliation affects the candidates for which someone can vote. In all other elections, a voter's party affiliation is not even listed in the poll book.
  • In New Jersey, only the state's two most populous political parties have a primary election, the Republican Party and the Democratic Party.
  • There is a 21-day voter registration deadline in New Jersey for all elections. For the 2016 Primary the deadline is Tuesday, May 17

New-Home Niche May Pay Off in 2016
Here's why you may want to start reaching out to homebuilders: New-home sales will likely have one of their best years in a decade, notes Lawrence Yun, chief economist of the National Association of REALTORS® in his latest column at Forbes.com. Builders are taking notice of the inventory shortages playing out with existing homes, which were at about a four- to five-month supply in 2015 (way below the six- to seven-month supply that most economists consider normal). NAR Comments on Appraisal Threshold 
On March 11, 2016, NAR President Tom Salomone submitted a comment letter to the Federal Financial Institutions Examination Council's (FFIEC) Economic Growth and Regulatory Paperwork Reduction Act (EGRPRA) review. The letter affirms NAR support of the current appraisal threshold of $250,000 for Federally Related Transactions. READ MORE

Teaneck Zoning Board reviews plans for mixed use building
At the meeting, Louis D'Arminio of Price, Meese, Shulman & D'Arminio, P.C. the attorney for the applicant, Red Real Estate, LLC, presented plans for a complex consisting of 19 residential apartment units, with space for five retail stores below and 75 parking spaces. READ MORE

Ali was born and raised in Tehran, Iran. After the revolution of 1979 in Iran, and the war between Iran and Iraq, he decided to leave the country. He moved to the United States in 1985, and began his career in real estate in the early 90's. He became a REALTOR in 2003 and opened his own office in Ridgefield in 2004. Ali is very involved with EBCBOR; he has served as the Chair for the Equal Opportunity Committee, was a Director, Board Treasurer, and the EBCBOR 2014 REALTOR of The Year. Ali is currently the Chair of the Global Business Council.  
 
Global Business
How did you become interested in Global Business?
I Met a CIPS instructor Zola Szerenscez at a convention in Las Vegas. After meeting him, I realized how much business there was globally.  
 
What was the motivating factor that pushed to become involved in global business?
I travel a lot, and I know lot of people around the world. With the fact that every year, billions of dollar in real estate in the United State is sold to outside investors and new immigrants, it was a no brainier to get involved.
 
How did you become involved with EBCBOR's Global Business Council?
As one of the founders of EBCBOR's Global Business Council, I felt that it was important for the Board to have a Global Business Council to educate the members on all the business opportunities they can do globally.  
 
How long have you been a CIPS designee? What motivated you to get this designation?
In 2011 I found out that getting my CIPS designation would be the best way for outside investors to find me, and potentially do business with.

FIRPTA Changes Herald Increased Real Estate Investment Funding
The Protecting Americans from Tax Hikes Act of 2015 (PATH, for short) wards off potential tax increases when various tax cuts are sunsetted. Asian Outbound Property Investment Sets New Record in 2015 at $62 Billion
According to a new report by CBRE, Asian outbound investment into global real estate assets during 2015 was a record-setting. Ada Choi, Senior Director of CBRE Research Asia stated that Following the positive momentum of last year, Asian outbound investment has reached another record high year in 2015. The low yield environment in Asia continued to encourage investors to capitalize in markets offering higher potential returns. We expect that the Asian outbound investment momentum will continue in 2016 as major players are still building up their global portfolios while other players are catching up. READ MORE
