WHAT'S A REMNANT PARCEL (See the blue areas on the bottom map)
"The City has already worked with Development Services to combine remnants to create redevelopable parcels that meet the City's development standards. We are also working with OIP in an attempt to find a some "creative" solutions for redevelopment of these parcels that is in keeping with the zoning, neighborhood and area plans that may further entice developers to consider these parcels."
SETBACK for remnant parcels:
"The property line is 21' from the curb on Grant Road as is required by R1 zoning. As outlined on the notes on the plans, the 21' is the required setback for this type of zoning."
SIDEWALK:
"There does not need to be a strip of land between the sidewalk and the property line. They can be adjacent. "
RIGHT OF WAY AND PROPERTY LINE for remnant parcels:
"In these instances the property line is actually 1' behind the ROW (right of way)."
VEHICLE ACCESS to the remnant parcels: Vehicular access would be off the alley. The alley set back requirement is 6'.
REMNANT LOT SIZE AND BUILDABLE AREA:
"The required minimum lot size for R1 is 7,000 sf. All of these lots meet that requirement. The resulting buildable area in all of these lots would be +/- 5000 sf or greater. Given that the typical home in Jefferson Park is in the 2000 sf range, this would provide more than enough lot area for a single family home."

INTERIM MEASURES TO MITIGATE BARREN LOTS:
"As you are aware, on all the lots where demolition is occurring, the City is leaving the existing viable, healthy, native landscaping. Crushed stone for dust mitigation will be placed once the demolitions are complete.
Empty structures are typically vandalism magnets, despite the City and Contractor's best efforts to secure the properties. This is why the City endeavors to perform all hazardous materials testing and subsequent demolitions as quickly as possible."
