ZONING UPDATE - CITY DEVELOPMENT
During its December 15, 2015 meeting, the Sandy Springs City Council adopted a set of interim guidelines
, setting expectations related to land use, density, parking, public space and the quality of projects for those wishing to rezone property or apply for a use permit within the city. The provisional guidelines are intended to assist until updates to the city's Comprehensive Land Use Plan are completed in early fall 2016.
(more on this process a little further into this newsletter)
In an effort to keep residents and business owners in the loop, we are streamlining access to information and will include updates on development projects within the monthly e-newsletter. Each month, we will include links to upcoming meeting information. Please encourage your neighbors and other interested parties to sign up for the City's e-newsletter.
New Rezoning Process:
The City has made modifications to the rezoning process to all applicants to hear community input and better understand existing condition related to their subject parcel earlier in the application process. The changes also allow the community to learn about new projects earlier in the process, and more time is provided for applicants to respond to public input.
For applicants seeking a new Zoning District, Modification to Zoning Conditions, or a Use Permit, your first community meeting now occurs prior to the application submittal and at a location near the project site. All Modifications to Zoning Conditions must go through the same process as a rezoning, including two required public hearings.
You can check two locations online for updates on land use petitions (rezonings, zoning modifications, use permits, and variances) and their respective community meetings and public hearings:
At the end of each month's e-newsletter, we will also list upcoming meetings, with a link back to online resource information.

THE NEXT STEP IN PLANNING THE NEXT TEN
The citywide dialogue to plan for the future continues as the community is invited to join planning consultants on January 27, 2016 to discuss the visions and goals for the Comprehensive Plan, gathered from extensive community input, as well as conceptual ideas for both Roswell Road and the Perimeter Center area. The workshop takes place beginning at 6 p.m. at the Sherwood Event Hall located at 8610 Roswell Road, #200, Sandy Springs, GA 30350.
During the meeting, the Next Ten planning team will present the Big Ideas generated from the input on the Next Ten website (
www.thenext10.org
), stakeholder interviews, and other community feedback, and will review analyses covering economic development, transportation, and green infrastructure. The presentation segment ends with an overview of goals and concepts for the Roswell Road and PCID (Perimeter Center Improvement District) areas. Following the presentation, community members will participate in a workshop with the planning team to further discuss and refine the ideas shown.
